An historic mixed-use opportunity with on-site parking and long-standing tenants is now available.

Two character-rich freehold buildings in one of Sydney’s most tightly held city-fringe precincts have been listed for sale for the first time in more than three decades.

Located at 117 and 119-119A Harris Street, Pyrmont, the heritage-listed assets combine Victorian-era architecture with modern amenities and offer a rare mixed-use opportunity in the heart of Pyrmont’s commercial hub.

The properties are being brought to market by JLL’s NSW Capital Markets team, with Director, Willem Watson, Associate Director, Harry Borger and Senior Director, James Aroney managing the Expressions of Interest campaign. The buildings are being offered as a 100 per cent freehold interest either in one line or separately with a current net passing income of circa $222,539.

“This is an incredibly rare opportunity to secure a piece of Pyrmont’s history,” Mr Watson said.

“The buildings are not only beautifully preserved, but they sit at the epicentre of significant public and private investment, including the new $171 million Pyrmont Metro Station and the broader $20 billion infrastructure pipeline that’s reshaping the suburb.”

With a total combined site area of approximately 883sqm and a net lettable area of close to 926sqm, the properties are held on two separate titles and include high street retail, hospitality and boutique office uses, as well as a licensed hospitality courtyard and on-site parking accessible via Miller Street.

“Pyrmont continues to evolve as one of Sydney’s most vibrant and connected neighbourhoods,” said Mr Borger. “Opportunities of this calibre — with long-standing tenants, strong fundamentals, and future flexibility — rarely come to market.”

Tenants include Gallon, a long-established hospitality venue, Porter’s Liquor, and Monument Environments, a construction contractor. Gallon and Porters Liquor have both occupied the building for more than 15 years.

The buildings were constructed around 1870 in the Victorian Regency style and were classed as historic on the Register of the National Estate in 1978. They have since been tastefully refurbished, most recently in 2018, retaining their heritage charm while supporting modern business and lifestyle uses.

Mr Borger highlighted the strategic position of the buildings.

“These historic buildings sit at the epicentre of this vibrant city fringe location surrounded by iconic landmarks including The Star Casino, the New Sydney Fish Market, International Convention Centre and Darling Harbour.

“The asset is perfectly placed to leverage the economic benefits brought by the $171 million Pyrmont Station residential tower incorporating around 160 apartments and podium office and retail space above the new subterranean Metro Station,” Mr Borger said.

A 100 per cent freehold interest in 117 & 119-119A Harris Street is for sale by Expressions of Interest either in one line or separately, closing Thursday 15th May at 3pm AEST.
