
Leading WA real estate agency Haiven Property has sent home sale price records tumbling in 12 suburbs across WA over the past twelve months.
In the 2024-25 financial year, the multi award-winning team achieved record-breaking sales from the outer northern coastal suburb of Quinns Rocks to riverside Maylands and down to Vasse in the southwest.
Haiven Property director Sean Hughes said new benchmarks were being set in many suburbs thanks to five years of significant growth in Perth and WA’s property market.
“Perth homes have long been undervalued compared to the east coast, so it’s brilliant to finally witness the local market catching up,” he explained.
“It’s breathtaking to realise our team has rewritten the record books in 12 suburbs and a real achievement to secure so many historically high sales prices in one year.
“With seven of these records set in absolute waterfront suburbs north of the city, including the sale of an $8.95m home in Trigg, we’re also seeing recognition of just how celebrated this special pocket of Perth now is.”
Mr Hughes said the cost of building – both in money and time – was also driving demand for luxury homes.
“On the ground, we’re noticing more of the market now fully understands the proper price of replacing existing homes because of high construction costs,” said Mr Hughes.
“Due to this, there’s already been a substantial uptick in values of relatively modern established homes in premium suburbs – and that trend is likely to power on, with high building costs here to stay.
“As well, in the wake of COVID, more buyers are opting to snap up existing homes and then renovating them to suit their families.
“Time is now the most precious commodity of all, and they’d rather not put their lives on hold for three years waiting for a perfect new build. Instead, they’d prefer to get three more Christmases in their new home with their kids while they can.”
Perth’s median house price increased by 0.8 per cent in June to $786,000, 16.4 per cent higher than at the same time last year, according to REIWA.
And with active listings in Perth again falling below 4,000, Mr Hughes said he was expecting strong demand for quality homes in sough-after locations to continue unabated.
