Gurner to Develop Richmond Site into $800m Mixed Use Precinct

13 May 2021

Multi-billion-dollar property and lifestyle developer Gurner™ has acquired one of Richmond’s most prominent and strategic sites at 81 – 95 Burnley Street, Richmond, after a confidential competitive tender process amongst a select group of Australia’s largest listed and private developers.

The 13,000sqm site is expected to be developed into a major mixed use precinct worth over $800million after recently achieving planning rezoning by the Planning Minister.

The masterplan will see Gurner deliver a combination of retail, serviced apartments, residential, office and a large community and art component that will create a truly mixed-use precinct that will “be its own new world environmental ecosystem”, according to Tim Gurner.

The precinct will include –

  • Multiple buildings rising above a podium including retained heritage fabric
  • A local community public open space park and cultural area of approx. 575sqm
  • A laneway of eclectic retail and amenity offerings
  • Over 8,000m of commercial and retail including a state-of-the-art showroom space
  • Over 500 apartments including a luxury retirement offering
  • 10 percent of dwellings allocated towards affordable housing

The deal comes just weeks after Gurner’s latest announcements to redevelop the iconic Jam Factory in South Yarra and Gold Coast’s iconic Budds Beach site.

Tim Gurner said, “This is a landmark site in one of Melbourne’s most sought-after suburbs – Richmond. A prominent site like this, so close to Victoria Gardens Shopping Centre, requires a forward-thinking approach. We will be delivering something truly unique for Melbourne here – a new-age oasis that will challenge the norm of what is possible in mixed-use and residential development.”

“ The vision has been inspired by our love for the meatpacking district and Greenwich in New York and will exemplify the best of both worlds for the lucky people who call it home. Our vision for this site is so much more than just a residential precinct, but to become the true epicentre for Richmond complete with hospitality offerings, public spaces, high-quality retirement, mixed-use and retail.

“We have been fortunate to secure many prime sites over the past few years which have allowed us to explore larger precincts and placemaking. This site is one of the largest we have ever acquired and will really allow us to create something truly special and be a truly self-sustaining village within a suburb.

“ We are really excited to work again with City of Yarra to create a precinct that Council, Locals and new residents and business can be very proud to call home’.

“ As a business we are moving towards a Net Zero Carbon development model so this is just one of the elements we will be exploring in detail as we move through the planning process.
