Global Stone Leader Expands in Melbourne’s North

Colliers brokers major pre-lease for McMullin’s premium Epping development, reinforcing strong industrial market fundamentals.

Colliers is pleased to announce the successful pre-lease of a premium industrial facility at 572 Edgars Road, Epping, to Stone Ambassador Australia, a global leader in stone manufacturing and distribution.

The bespoke industrial development, delivered by Melbourne-based property developer McMullin and built by Corplex, will feature a 3,823sqm high-spec warehouse and 550sqm of modern office space across two levels. It has been tailored to meet the operational needs of Stone Ambassador as they expand their footprint in Victoria.

Mitch Purcell, Director | Industrial & Logistics at Colliers, said, “This is a landmark outcome for both landlord and tenant. The facility has been designed with flexibility and efficiency in mind, ensuring Stone Ambassador can continue to grow and innovate in a purpose-built environment. Securing an eight-year lease on such a prominent site underscores confidence in the region’s industrial market.”

Situated on an 8,995sqm corner site, the property benefits from direct exposure to Edgars Road and is just moments from Cooper Street’s thriving commercial hub, one of the most sought-after locations in Melbourne’s North.

Corey Vraca, Director | Industrial & Logistics at Colliers, added, “Epping remains one of Melbourne’s most sought-after industrial precincts, thanks to its connectivity and proximity to major arterials. The site’s exposure to Edgars Road and access to Cooper Street’s commercial hub make it an ideal base for businesses looking to capitalise on strong local demand and infrastructure investment.”

572 Edgars Road is positioned within the well-established ConnectNorth Business Park, alongside Northpoint Enterprise Park and Alliance Business Park. The area’s growth is underpinned by convenience and access, with Melbourne CBD only 20km away, the Port of Melbourne 22km, and Melbourne International Airport just 15km from the site.

The development demonstrates the next generation of industrial facilities, combining strategic positioning with modern design to support operational excellence. Construction is scheduled to commence in early 2026, with completion expected later the same year.
