Global flex space operator The Great Room by Industrious has expanded its Australian footprint, snapping up Level 23 at 85 Castlereagh Street in Sydney’s CBD for its second coworking space. It follows the success of The Great Room’s inaugural floor on Level 29 within the same office tower, which achieved 90% occupancy within months of opening.
Set to open in November 2024, The Great Room’s latest addition to its portfolio spans 1,486 square metres and will feature interiors by Farago Han Studio – the design team behind iconic Sydney pubs including The White Horse in Surry Hills and The Waratah in Sydney’s CBD.
The new floor will feature The Great Room’s new private Dedicated Office+ (DO+) Suites, which includes private meeting rooms and enclosed manager’s cabin – along with over 25 Dedicated Offices and 250 desks, meeting rooms and various amenities, including phone booths and a nursing room for working mothers.
Curated to foster a high-performance environment, professional engagement and collaboration, the design in the new space on Level 23 complements Level 29. The design creates a dual relationship where both floors are ‘sibling spaces’, inspired by the adjacent parks, their beauty, function, and social history. Level 23 echoes the shades, textures and finishes of Level 29, but with a more structural design and a deeper, bolder colour palette. It will showcase a mix of structured and organic design elements, referencing the grid-like cityscape of the surrounding area and its connection to the nearby parkland.
The strong take-up of The Great Room on Level 29 is testimony to its winning hospitality-inspired formula, with 90% occupancy achieved – surpassing the average coworking space occupancy rate of around 70%.
High-profile tenants on Level 29 include iconic Australian real estate brand LJ Hooker Group, occupying a large area of the floor for its Sydney HQ – along with tech companies and property, financial services, and legal services among the tenant mix.

The Great Room by Industrious was founded in Singapore in 2016 and acquired by the US-based flexible workspace provider in 2022. Those who hold memberships with The Great Room can access 160 coworking spaces owned by Industrious, across Asia, North America and Europe.
The new Sydney location on Level 23 spans a whole floor and will offer a range of flexible membership plans, catering to businesses of all sizes. These include dedicated offices for 3 to 30 persons seeking flexibility for their workspace, hot desk options for teams, start-ups and solopreneurs, and virtual office services for businesses needing a distinguished corporate address.
It will have access to Level 29’s facilities, including a bar with city skyline views overlooking Hyde Park. 85 Castlereagh Street is directly connected to Westfield Mall, providing access to shopping, dining and entertainment.
