Global Brands in Waurn Ponds Retail Precinct

A trio of brand-new, blue-chip retail assets in Waurn Ponds has been listed for sale through Burgess Rawson from CBRE’s Jamie Perlinger.

Developed by Vernacular Property together with Capital Prudential, the assets on offer are leased to leading global giants including leading convenience retailer, 7-Eleven, Starbucks and Guzman y Gomez.

Strategically positioned in one of regional Victoria’s fastest-growing commercial corridors, the properties are located at 1, 3 and 4 Enterprise Way and form part of the newly created Waurn Ponds Village precinct.

With prime exposure to Princes Highway and minutes from the Geelong Ring Road (M1), the development has been master-planned to attract national and global tenants, supported by high traffic volumes, strong demographic growth and complementary uses including a health club and childcare centre.

All three assets benefit from brand-new 2025 construction, offering significant depreciation benefits and long-term, secure income streams.

1 Enterprise Way is anchored by Guzman y Gomez on a 20-year net lease to 2045, with options extending to 2075 with the 225sqm restaurant generating $339,643 per annum.

At 3 Enterprise Way, 7-Eleven is supported by an integrated Evie Networks EV charging lease. The primary 12-year lease runs to 2037 with options to 2057 with the property delivering a combined income of $439,352 per annum.

Completing the precinct, 4 Enterprise Way is secured by a Starbucks café on a 12-year lease to 2037, also with options to 2057 and producing $245,465 per annum.

Vernacular Property’s Jaryd Misios said the precinct was intentionally curated to meet the site selection criteria of major global tenants.

“Successful global brands prioritise locations that combine expanding populations, high traffic volumes and a strong mix of complementary retail offerings. We’ve intentionally brought all of these elements together at Enterprise Way, creating a precinct that performs today and is future-proofed for continued demand.”

Mr Perlinger said the level of enquiry already received reflects the emergence of Waurn Ponds as a high-performance retail hub.

“Enterprise Way has become one of Waurn Ponds’ most strategic commercial and retail precincts, attracting national brands seeking long-term security and strong customer exposure. The depth of interest we’re seeing reflects both the strength of the catchment and the confidence investors have in growth-corridor locations and properties leased to global brands.”

Recent sales at the development include the KFC which sold on a sharp yield of 3.54%.

All three properties will be offered at Burgess Rawson from CBRE’s Portfolio Auction at Crown Casino in Melbourne on 10 December 2025.
