6 October 2023

Frasers Property Industrial has confirmed two new leases totalling 35,000 square metrein South Eeast Queensland, as demand for its high-quality facilities and leading estates continues.

One of these deals is a five-year lease with one of Australia’s largest fourth-party logistics (4PL) companies, efm Logistics, who has committed to a five-year lease on an 18,427 square metre facility at SC1 Archerfield in Yatala. The new lease takes the Archerfield estate to more than half committed.

Designed for its third-party (3PL) business, the 17,727 square metre warehouse includes a 3,873 square metre super awning, B-double truck access and six recess loading docks. It also has a modern 700 square metre double storey office, 295 car park spaces, and five electric vehicle charging bays.

An existing customer of Frasers Property Industrial, efm Logistics will occupy one of the two facilities available at the 70,823 square metre SC1 Archerfield, in addition to the company’s Frasers Property facilities at Rubix Connect in Melbourne and Seven Hills in western Sydney.

At the 60-hectare Premium Estate Vantage Yatala in Yatala, Australia’s largest privately owned agriculture distributer, PFG Australia has committed to an 8,727 square metre speculative facility to support the company’s growing international operations and continued expansion in Australia.

Appointed builder Hindmarsh will construct the facility with a 14.6 metre roof height, 12.5 tonne post-load, a 40 metre super awning to provide 2,372 square metre of all-weather operation hardstand and a modern, two-storey office spanning 495 square metres. As a Premium Estate facility, Vantage Yatala features a health and wellbeing precinct for workers and the broader community, including a 2.3-hectare nature reserve, a 5.5 kilometres running track, two outdoor gyms, outdoor barbecue and sheltered recreational areas.

Both new facilities are targeting a 5 Star Green Star Design & As-Built v1.3 rating from the Green Building Council of Australia. They will have solar photovoltaic systems and rainwater capture and reuse systems connected to landscape irrigation and bathroom amenities. They will also have extensive landscaping use of native plants to support biodiversity, electric vehicle charging bays, secure bicycle parks, 100% LED lighting, end-of-trip facilities for staff and energy-efficient air conditioners.

Troy Whalan, General Manager – Queensland for Frasers Property Industrial, comments, “Greater Brisbane’s industrial market is experiencing unprecedented growth, making it primed to meet the significant demand for warehousing space by growing homegrown businesses like efm Logistics and PFG Australia. With the latest industrial property vacancy rate for South East Queensland at 0.6 per cent[1], Frasers Property Industrial recognises the region’s need for premium industrial facilities. We are pleased to support our existing valued customer efm Logistics, and with PFG Australia for the first time, and know they will be pleased with their new facilities.”

Andrew Murphy, General Manager – Operations for efm, comments, “Our new facility at SC1 Archerfield will enable us to deliver complete and agile supply chain management to help our customers reduce wastage, improve efficiency and provide unparalleled service. We are committed to delivering end-to-end solutions for our customers, and this new facility will ensure that. We are happy to strengthen our partnership with Frasers Property Industrial with our latest facility.”

Cameron Wood, Head of Parts & Logistics – PFG Australia, comments, “As the Southern Hemisphere’s largest privately owned agriculture machinery distributor with growing operations in Australia and New Zealand, our business needs infrastructure to meet customer demand. We are extremely pleased to have secured this lease at Vantage Yatala, where our new, custom facility will support our business growth and sustainability targets, as well as care for the health and wellbeing of our workers.”

Both estates are located within greater Brisbane’s prime industrial zones with convenient access to Brisbane’s sea and airports, and major eastern seaboard arterials. SC1 Archerfield is also positioned directly opposite Archerfield Airport, which acts as Brisbane’s secondary airport.

Both facilities will commence construction next month. PFG Australia is expected to be complete by September 2023 and efm Logistics by August 2024.
