Frasers Property Industrial secures two 10-year leases in Queensland and Victoria with National Tiles

Frasers Property Industrial has secured two 10-year leasing deals totalling 38,209 sqm with National Tiles, a market leader in tile, stone and timber flooring products, across Australia’s eastern seaboard.

In Yatala, Queensland, National Tiles’ 17,500 sqm facility at its Premium Estate, Vantage Yatala, will comprise a warehouse and distribution centre, a customer trade centre and a design centre with a commercial tile library. The facility will be equipped with a 40-metre-wide super awning which provides 4,589 sqm of shaded loading space outside of the warehouse.

Vantage Yatala will also be home to National Tiles’ Queensland support office, which will include a two-storey office space spanning approximately 1,000 sqm.

All National Tiles’ workers will benefit from a 500 sqm rooftop terrace for socialising, meal breaks and staff events. Employees will also have access to Vantage Yatala’s extensive Premium Estate amenities, which includes a 2.3-hectare open space reserve, 5.5 kilometres of running track, two outdoor gyms, as well as outdoor barbecue and shelter areas.

In Victoria, National Tiles has committed to a 20,710 sqm facility at Canvas West in Tarneit. It will comprise a 1,300 sqm customer pick up and trade centre, and a 425-sqm double-storey office. The facility will reach a ridge height of 14.6 metres and will feature four recessed loading docks and eight on-grade roller shutter doors. The main loading area will be paved with a 36 metre-wide hardstand and shaded by a 30-metre-wide super awning spanning 3,415-sqm to support all-weather operations.

Both facilities are designed to target 5 Star Green Star Design and As-Built v1.3 ratings from the Green Building Council of Australia and will feature roof top solar arrays and rainwater harvesting and reuse systems, which will provide combined annual energy and water savings of approximately 178,000 kilowatt-hours and 350 kilolitres respectively. The facilities will also be fitted out with energy-efficient internal and external LED lighting, as well as a dedicated green walls and landscaped outdoor area to reduce heat island effect.

National Tiles is an existing customer of Frasers Property Industrial, having leased two facilities spanning a total of 28,094 sqm in Australia since 2016.

Construction of both facilities and their adjacent speculative developments have now commenced. Practical completion of the Queensland facility is expected in the second quarter, with Hindmarsh as the appointed builder. The Victorian facility is expected to reach practical completion in late 2023, with Texco Construction as the appointed builder. The Victorian deal was brokered by Todd Grima of CBRE.

Vantage Yatala and Canvas West are situated in the growth areas of South East Queensland and Victoria, respectively, where population growth and industrial expansion are taking place. Both estates are positioned in proximity to major motorways, which provide expedient access to transportation hubs and other key infrastructure.
