First Residents Move Into New Masterplanned Lake Albert Estate

The first residents have moved into their new homes within Stage One of DevCore Property Group’s landmark Lake Albert Manors masterplanned estate in Wagga Wagga. Three homes have just been completed, with a further 20 currently under construction within the 36-lot first stage.

Prominently located just outside the Wagga town centre on Birch Road in Lake Albert, the large lot residential estate is being released over four stages and comprises a total of 134 land parcels ranging in size from 1,500 to 4,000 square metres.

“It is so exciting to see our vision for Wagga Wagga coming to life as the first residents move into Lake Albert Manors.  It is the beginning of a vibrant new community and delivers much-needed housing choice to the Riverina region,” said DevCore’s Managing Director, Paul Thompson.

Stage One was a sell-out success and according to DevCore, most buyers were local families seeking to upgrade to brand new homes in a community setting – with several buyers also returning to the region.

“Lake Albert Manors is an ideal family neighbourhood with brand new homes in a safe, community environment, yet just minutes away from the Wagga township and Lake Albert village. It offers tranquillity combined with easy access to retail, education and medical facilities. By the end of 2025, we expect most of our buyers from the first two stages to have moved into their new homes, and when the project is complete it will have a population of around 400,” Mr Thompson said.

Families are also drawn to the estate’s proximity to local schools, with Lake Albert Primary School, Mater Dei Catholic College and Kooringal High School just minutes away.

DevCore says that the model of selling land only, with optional house and land packages, has been a winner with buyers.

“Buyers like the flexibility of being able to purchase land outright and design and build their dream home, or opt for a house and land package with one of our recommended local builders,” he said.

So far, 100% of Stage One is sold out with around 20 high quality homes from local builders under construction already and 80% of the 37-lots have sold within Stage Two, with just eight lots remaining, priced from $380,000. Stage Three is anticipated to be released later this year.

DevCore’s commitment to the Riverina Region continues with its 220-hectare Rowan Village master planned community located in the new Southern Growth Area receiving in-principle support from Wagga Wagga City Council earlier this year.

Rowan Village will comprise around 2,100 dwellings in a diverse mix of housing types, including seniors’ living. The new neighbourhood will be supported by parks, pathways, a vibrant village centre, and a network of community spaces. A proposed Village Centre will include a supermarket, medical centre, childcare centre, café, restaurant, tavern and chemist

The masterplan also includes provisions for a new school next to a future district sporting complex oval.

DevCore are working with Council and the NSW Department of Planning to finalise the planning approval and to work toward Stage One development approval for commencement in 2026. DevCore has seven projects currently underway across Australia, set to deliver a combined total of over 5,000 homes alongside seven retirement villages and retail village centres over the next 10 years.

Case Study: Nigel and Bec McKellar

Among the first residents to move into Lake Albert Manors is Nigel and Bec McKellar, with their primary school-aged daughters, Imogen and Amarley.

Nigel, a home lending specialist at Commonwealth Bank of Australia, is a born and bred Wagga Wagga local and said his family was drawn to Lake Albert Manors’ brand new homes and community setting with the large lifestyle size blocks

“The location is perfect for us – easy to get to work and for the girls to get to school. I see a lot of properties in my line of work and loved the generous yards that were on offer at Lake Albert Manors. Upgrading to a brand new home also allows us to enjoy a few modern features not seen in older properties,” he said.

“It is a community within a community. We are excited that the girls can grow up in a similar way to how we all did – in a safe community surrounded by families where they can enjoy the outdoors and play with neighbours’ kids.”

Local builders DeJong Homes delivered the McKellar’s new home within a three and half month timeframe.

“We honestly couldn’t be happier. DeJong Homes were so good to deal with and our build was delivered nice and fast with quality, and gave us a very comfortable timeline to work with to plan our move,” Nigel said.
