Final Leasing at Da Vinci Business Park

Five freestanding warehouses, including design-and-construct sites with airside access on offer

Five industrial warehouses, ranging from 2250sqm to more than 6500sqm, are now available for lease at Brisbane Airport’s Da Vinci Business Park, including some of the last sites with direct airside access in the Northern TradeCoast.

Brisbane Airport has appointed JLL and Modus Property Group to manage the leasing campaign, which offers occupiers the chance to pre-commit to purpose-built facilities and be operational within 24 months. The space is expected to attract aviation and airport-reliant operators, as well as corporates seeking to consolidate.

The purpose-built freestanding warehouses are expected to appeal strongly to aviation and airport-reliant occupiers, as well as corporates looking to consolidate their operations.

The warehouse sites include:

  • 7 Callistemon Street – 2250sqm (available immediately – October 2025)
  • 30 Boronia Road – 3080sqm (available by negotiation)
  • 14 Boronia Road – 2619sqm (available by negotiation)
  • 1–3 Boronia Road – 6558sqm with airside access (available by negotiation)
  • 21 Boronia Road – 2795sqm with airside access (available by negotiation)

JLL’s Gibson Leembruggen said the release responds directly to market demand.

“Over the past few years, demand for design-and-construct opportunities has outstripped supply. For aviation users, this is one of the last opportunities to secure a facility with direct airside access,” he said.

“The Northern TradeCoast is Brisbane’s premier industrial and logistics hub, combining proximity to the port, the airport and the Gateway Motorway.

This opportunity presents a rare opportunity to deliver a facility with direct airside access along with providing ultimate flexibility to customise the end product”

Modus Property Group’s Director, Ben Jeffries, said the partnership with Brisbane Airport was delivering rare flexibility in a constrained market.

“These sites give occupiers the chance to shape their operational footprint, from warehouse configuration and office layout to airside logistics flow,” he said.

“The Northern TradeCoast is the beating heart of Queensland’s trade economy, and demand here has never been higher. This is a unique opportunity for corporates or aviation users to future-proof their operations in one of Australia’s most strategic industrial locations.”

Da Vinci Business Park is 5km from Brisbane Airport’s terminals and 3km from the Gateway Motorway, providing direct connections to the CBD, Port of Brisbane, Gold Coast and Sunshine Coast. The precinct also offers access to amenities including cafes, restaurants, DFO Brisbane and gyms at Skygate.

All warehouses are designed for 24/7 operations and incorporate high-clearance warehousing, Early Suppression Fast Response (ESFR) sprinkler systems, all-weather loading, and hardstand aprons.

The Da Vinci Business Park forms part of Brisbane Airport’s 2700-hectare lease holding, providing occupiers with long-term growth options within the airport precinct.Â
