Eureka Medical Centre Changes Hands in Off-Market Healthcare Deal

The Eureka Medical Centre at 14 Albert Street, Ballarat, has been sold to a family office following an exclusive off-market sale process, reflecting a 5.4% yield.

The transaction was managed by CBRE’s Australian Healthcare & Social Infrastructure team, led by Sandro Peluso, Marcello Caspani-Muto and Jimmy Tat.

Situated on a substantial 1,645sqm corner landholding, with extensive street frontage, 45 on-site car spaces and excellent visibility, Eureka Medical Centre has served the Ballarat community for more than 20 years, benefiting from established patient demand and long-term healthcare use.

The property is strategically positioned within Ballarat’s key health and government precinct, providing the purchaser with an established healthcare asset underpinned by strong underlying land fundamentals.

CBRE National Director, Australian Healthcare & Social Infrastructure, Sandro Peluso said the transaction reflected the continued depth of capital seeking quality healthcare real estate.

“The transaction demonstrates the continued depth of investor demand for high-quality healthcare assets, particularly those combining established healthcare use, strategic locations and strong underlying real estate fundamentals.”

“Importantly, we are seeing private capital and family offices increasingly compete alongside traditional institutional investors for healthcare real estate, broadening the capital base for the sector.”

CBRE Director Marcello Caspani-Muto said Eureka Medical Centre’s established healthcare use and strategic Ballarat location were key to the investment proposition.

“The combination of a substantial corner landholding, established healthcare use and a prominent position within Ballarat’s health and government precinct created a compelling investment proposition.”

“The result demonstrates that investors are prepared to look beyond metropolitan markets for quality healthcare assets where the location, underlying real estate and long-term demand fundamentals are strong.”
