Engineering firm selling Padstow base after four decades

Manufacturing and steel fabrication specialist Chess Engineering is taking its long-time base on one of south-west Sydney’s highest-exposure sites to market.

The group, which has worked on major projects including the Meccano Set replacement and the new LED display at Jubilee Oval, has occupied the 8,851sqm site at 101-103 Fairford Road, on the corner of Bryant Street, for more than 40 years.

With a view to finding a larger premises to accommodate its business growth, Chess Engineering is selling the property, which features 6,884sqm of improvements across three high-clearance warehouses and split-level office space.

Offering access from Fairford Road and Bryant Street, the site consists of five individual titles, and is directly opposite the new Bunnings Padstow near the M5 on- and off-ramps.

CBRE’s @Keegan Ridings and Jon Orsborn from LJ Hooker Commercial Bankstown have been appointed to manage the sale campaign on behalf of Chess Engineering, with Expressions of Interest invited before April 14.

“Following the completion of Bunnings Padstow, Chess Engineering considers this the perfect time to align its business growth with the property cycle,” Mr Ridings said.

“The property’s location, directly opposite Bunnings and only 100m from the M5, makes it arguably the highest-exposure site in south-west Sydney.

“The site is configured over five titles and would make an ideal redevelopment opportunity, while its functional appeal is set to appeal to owner occupiers and investors alike.”

Traditionally a hub for warehousing and manufacturing, Padstow is a gentrifying area 22km from the Sydney CBD.

“With the upgrade of the M5 motorway and the opening of the M8, there has been a significant increase in interest in the inner south-west,” Mr Orsborn added.

“Groups are looking to capitalise on the area’s proximity to South Sydney and the Sydney CBD, and the value that this market holds compared to South Sydney and central west.”
