Eden, Shepparton’s newest high end hotel apartment complex about to start construction
23 February 2024A $30 million Hotel Apartment development is set to start construction in Shepparton. The sold-out, luxe, off-the-plan development is a welcome boost to the lack of quality accommodation in the region.
With construction starting in the coming months, Eden is set to open its doors in the September quarter next year. Experienced developer IDS Developments, the company that reimagined the iconic 4.5 Star R. Hotel in Geelong, is bringing Eden to Shepparton.
“There’s a drastic shortfall in Shepparton’s premium business and leisure accommodation market. Good quality hotels are lacking in Shepparton with the situation set to get worse,” says Phil Petch, Managing Director of IDS Developments.
“I can’t believe there is so little quality accommodation in Shepparton given the size of the population and strong, diversified economy. Shepparton has so much character and great prospects for future growth,” added Phil.
The apartments didn’t even hit the market before being sold out off the market to mainly local buyers, which is a testament to the appetite for such investment and confidence in the delivery team.
Architecturally designed Eden Hotel Apartments’ location on Maude St in Shepparton’s CBD, one block from Lake Victoria and parklands, the hotel is in a prime location.
Shepparton is the commercial centre and largest city of the Goulburn Valley, one of Australia’s most productive agricultural areas. Only a two-hour drive north of Melbourne, the town is a major transport hub of regional Australia with excellent road and rail connections to Sydney, Brisbane, Adelaide and Canberra.
A 2023 Urban Enterprise report showed 84% of Shepparton’s business travellers stay overnight, compared to Victoria’s state-wide average of 67%, but are underaccommodated by existing stock. By 2025, Urban Enterprise forecasts a shortfall of 164 rooms in Shepparton, representing 20% of the current supply, of which 50% is aging 3-star hotels or motels.
The hotel apartments include three conference rooms catering to the Goulburn Valley’s burgeoning SME and government sectors. There is a boutique café to open on the street level.
