A development site next door to Hawkesbury Hospital and the University of Notre Dame School of Medicine is up for sale.
The 4,316sq m property at 6 Day Street in Windsor, around 50 kilometres northwest of Sydney, is specifically zoned for health services facilities.
This distinctive SP2 infrastructure zoning supports diverse medical and healthcare-related uses, permitting the development of essential health services infrastructure and an expansive range of complementary uses – including specialist medical centres, research and educational facilities, childcare, and supportive residential and commercial amenities – when undertaken by or on behalf of a public authority.
The site is being taken to the market via an Expressions of Interest campaign run by Knight Frank agents Anthony Pirrottina and Jessen O’Sullivan on behalf of a local landowner.
Price expectations are north of $5 million.
Mr Pirrottina said the site, which is mostly cleared land with hardstand at the front that is being used as a carpark, offered a rare healthcare development opportunity in an ideal location.
“Strategically located at the gateway of Windsor’s prominent health and education precinct, 6 Day Street offers a remarkable opportunity to capitalise on its proximity to major regional infrastructure,” he said.
“Situated adjacent to the Hawkesbury District Hospital, the primary public health provider for the region, and the esteemed University of Notre Dame School of Medicine, the site enjoys unparalleled integration with healthcare and academic institutions.
“There is also excellent amenity nearby, including the Windsor Town Centre, which is within walking distance, as well connectivity to the site via road, rail and motorway networks, ensuring convenient regional access and enhancing long-term viability.
“The Hawkesbury region, including Windsor and its surrounding areas, is experiencing substantial infrastructure investment and residential growth, positioning it as a prime destination for significant future development.”
Mr O’Sullivan said there was solid demand for healthcare development sites in the current market, particularly those that were well-located.
“Buyers are looking for sites that are easily accessible and close to amenity and transport, but being situated in a dedicated healthcare precinct is hugely advantageous,” he said.
“This Windsor property is also in an area with favourable demographics for robust, sustained demand for healthcare services.
“It is in a high-growth catchment anticipated to serve over 100,000 residents by 2036, with substantial residential expansion nearby, including major subdivision projects in Box Hill, Marsden Park and Pitt Town.
“It is also largely characterised by an affluent, ageing community, which is driving demand for specialised healthcare services.
“Currently, the region experiences critical gaps in healthcare infrastructure, notably lacking dedicated day hospitals, short-stay surgical facilities and purpose-built private medical spaces. This gap represents a significant commercial opportunity for developers to address these unmet healthcare needs.”
The Expressions of Interest campaign for the property will close at 4pm (AEST) on Thursday, June 26.
