Development Site on Great Eastern Highway in Perth with Previous Approval for Wyndham Lux Hotel for Sale
18 June 2025
A development site in Perth’s City of Belmont with previous approval for a 120-room Wyndham Lux Hotel is on the market.
The 1,275sq m site at 61 Great Eastern Highway in Rivervale is up for sale via an Offers to Purchase campaign run by Knight Frank agents Zach Schreier and Cory Dell’Olio.
The site, situated five kilometres east of the CBD, offers an opportunity for a high-exposure mixed-use development, with the zoning allowing for a broad range of discretionary development outcomes, including commercial offices, medical suites, residential, hotel or motel accommodation, serviced apartments, education, retail, and entertainment uses (STCA).
Mr Schreier said the highly strategic and significant site was expected to attract strong interest during the sales campaign.
“This is a well-known property due to its development approval history, as well as its highly-exposed location,” he said.
“It occupies a prime site on the Great Eastern Highway, benefitting from exposure to more than 53,000 vehicles passing by every day, providing outstanding signage and branding opportunities along one of Perth’s busiest transport corridors.
“It also has seamless access to major road networks including Graham Farmer Freeway, Tonkin Highway and Orrong Road, ensuring convenient connectivity to the Perth CBD, Perth Airport, and greater metropolitan area.
“The property is also within close reach of key landmarks including Optus Stadium, Crown Perth, the Swan River and Belmont Forum Shopping Centre, and is surrounded by a mix of commercial, food and beverage, and service-based operators.”
Mr Dell’Olio said the site offered an opportunity for a buyer to create an exciting landmark development in Perth.
“It presents an opportunity to secure a foothold within a growing commercial corridor that is currently undergoing significant redevelopment,” he said.
“The property previously held development approval for a Wyndham Lux Hotel comprising 120 one-bedroom units over ten levels.
“The approval has recently lapsed, with an extension not granted by Council. However, the proposal provides a strong precedent, and with redesign to meet current planning requirements, a new development approval is considered achievable, subject to council approval.”
The Offers to Purchase campaign for the property will close at 3pm (AWST) on Friday, July 18.
