Demand for Large Land Lots Buck the Affordability Trend

Home sites double the size of average land lots are bucking a trend for smaller, more affordable property, with developer Jinding to bring more large lots to market across its new communities. 

Following strong sales of its acreage sites spanning up to 7337 square metres at Harriott in Armstrong Creek, Jinding is increasing lot sizes in its newest project Dunhelen in Greenvale, and is offering lots up to 1186 square metres at its Broadstead community in Kilmore. 

This follows success at Broadstead where more than half of land sales have been for blocks over 700 square metres and one quarter of purchasers have secured sites up to 800 square metres. 

Launched in late 2024, Dunhelen initially offered lots averaging 392 square metres in its first release, but will increase this in its second release this month with lots up to 580 square metres available.  

Jinding’s Managing Director of Developments Dr Andrew Ashwood said smaller affordable lots were still critical to success, but that there was pent up demand for larger blocks among those upgrading their homes. 

“Smaller, more affordable lots remain essential in meeting housing demand, but we’re seeing a clear and growing appetite for larger blocks,” he said.  

“For many buyers looking to upgrade, space is a top priority—whether it’s for a bigger home, more outdoor living, or future flexibility. 

“While the market has been focused on affordability, there is strong pent-up demand for generously sized lots. 

“Buyers who have outgrown their first home are seeking larger blocks that allow them to create their ideal lifestyle, and we’re ensuring our developments cater to that need – as well as the needs of more affordable buyers.” 

This trend is supported by recent data by RPM, which noted a 22 per cent rise in median lot size in the Geelong region in December, with sites growing to an average of 430 square metres. 

RPM National Managing Director of Project Marketing Luke Kelly said large lots made for good purchasing among buyers with good budgets, as they were well priced right now. 

“There is no better time to consider a larger lot as they are plentiful in some areas. People buying these are making great use of the current market, trading into a larger block at a really good rate,” he said. 

“We anticipate demand for larger lots will increase with interest rates dropping and prices for established housing increase. There are plenty of people waiting for these factors to sell their home and trade up into a larger lot.” 

Roxburgh Park’s Bianca Siracusa and Jordan Aquilina are one couple bucking the affordability trend, with the first homebuyers opting for a larger homesite in Jinding’s Broadstead community. 

“Kilmore has a great homely vibe. It’s a very relaxed community with lots of nature reserves and it’s still only about one hour from the city, so it’s the best of both worlds,” Bianca said. 

“We moved about 45 minutes north from Roxburgh Park because land was more affordable and having a larger block gave us more opportunity to design the home we wanted, instead of trying to fit everything on a smaller lot. 

“We feel there’s a lot of sentimental value in building a home and planning every detail to suit your lifestyle, rather than either working with, or modifying the choices someone else has made in an established home. 

The couple are fortunate to have a parent who is a builder, while Bianca is a draughtsperson, so they’ll work together to design the couple’s dream home.
