DA approved Recycling Facility to be sold for the first time in 20 years

A significant industrial site with approval for a material recycling facility in the Newcastle region has come to market.

Situated across two titles of land with 4,333sqm of GLA on a 1.75-hectare site, the Thornton Industrial Estate at 31-34 Waterloo Avenue is being offered for the first time in 20 years and is offered via vacant possession.

This is set to create a unique offering for occupiers to take advantage of the existing approvals or other adaptive uses that require large workshop facilities and extensive hardstand areas.

The property is listed with the Colliers team of Trent Robertson and Tim Woolf on behalf of a private Sydney based investor, with price expectations of over $10 million.

“The property represents an opportunity for occupiers, developers and investors to take advantage of extremely low vacancy rates being experienced in the major industrial precincts of the lower Hunter Region,” Mr. Robertson said.

“There are very high levels of enquiry being experienced across most industrial sectors, which is continuing to drive rental growth and demand for workshop facilities similar to 31-34 Waterloo Avenue and industrial land around the M1 Motorway,” Mr. Woolf added.

31 – 34 Waterloo Avenue, Thornton is for sale via an Expressions of Interest campaign, closing on Thursday, December 14th.
