Demand from locals wanting a slice of tightly held Greenvale is driving strong sales at Dunhelen, Greenvale’s newest masterplanned community, as civil construction commences this month.
Developer Jinding says that almost 70 per cent of buyers in the community come from Greenvale itself or one of its neighbouring suburbs – Craigieburn, Donnybrook, Mickleham or Kalkallo – a testament to the scarcity of new housing in the suburb.
It is a strong local response to the 29-hectare neighbourhood that will deliver close to 460 homes set amid extensive green links, leafy streetscapes and even a future proposed primary school and community hub.
With Stage One sold out, Jinding is moving forward with civil construction on the site, appointing national contractor BMD Urban to commence works this month.
This milestone marks the beginning of earthworks and essential service infrastructure across Stage One, laying the foundations for the first 44 lots to progress toward housebuilding early next year.
Jinding National Development Director of Communities Chris Ravat said the groundbreaking marked an important moment for the community and for the families who had already committed to making Dunhelen home.

Dunhelen has attracted a range of buyers, with almost 20 per cent first homebuyers and a similar number upgraders, moving onto their third or fourth home.
A Greenvale local for more than a decade, Shital Chandra is one of Dunhelen’s first purchasers, eager to stay local while upgrading her family home.
“I was following the development from when the site was sold, and called Jinding to ensure I was on the database. I’d been looking to upgrade for a while, and I didn’t want to move out of the area – it is so nice and quiet, great neighbours and close to the city where I work. Greenvale is really central to shops, the airport and so easy to get onto the freeway. I think a lot of people feel like I do about Greenvale – it is hard to leave,” she said.
Shital said Greenvale stands out due to its landscape – beautiful homes set amid verdant greenery.
“Greenvale is leafy and I’m happy Dunhelen continues this. The design guidelines for front yards have a big focus on plants, so it will mean the streets look beautiful. That lots of trees will be retained is really important to me as a local resident,” Shital said.
“When we were looking we were really clear our next home had to be in Greenvale, it had to be a good developer and it had to have parks and open space. It is a lot to ask, but Dunhelen will deliver this.”
Dunhelen caters for first homebuyers, established families and downsizers with land lots ranging in size from 117 square metres for townhomes and up to 760 square metres for larger family homes. A particular feature of the community will be landscaping, with homes being provided generous front landscaping packages to replicate the beautiful natural streetscapes Greenvale’s established areas are known for.
