Construction Commences on $800M+ Green Square Precinct in Sydney’s South

Leading Sydney developer Deicorp has officially broken ground on its $874M East Zetland project, The Avenues, marking the beginning of construction on a vibrant new urban village in Sydney’s inner south.
A sod-turning and blessing ceremony was held on Tuesday, June 18th, at the project site on Joynton Avenue, with Deicorp Founder Fouad Deiri and renowned architects of the project, Candalepas Associates and FK, in attendance.
Just four kilometres from the CBD, The Avenues is set to transform a 2.87-hectare site into a vibrant new precinct with 574 architecturally designed apartments across nine buildings. Blending residential, retail and open space, it’s a major addition to one of Sydney’s fastest-evolving urban neighbourhoods.
The precinct will feature over 800sqm of curated retail and commercial space, creating a village-style atmosphere and everyday convenience for residents. A key component is the inclusion of build-to-rent and purpose-built student housing, delivered in partnership with Scape, to support key workers, students and long-term renters in this high-demand inner-city location.
The Avenues will feature architecturally designed residences immersed in private gardens and set amongst leafy, village-style streets. With curated retail and hospitality on the doorstep and Gunyama Park and Green Square Station moments away, the development offers both sanctuary and convenience in one of Sydney’s fastest-evolving urban corridors. The project will also contribute over $16M in upgrades to nearby open spaces, including Woolwash and Biyanbing Park, as well as improving nearby roads.

The Avenues is expected to create 2,700 jobs during construction and deliver critically needed new homes in a highly desirable urban village.
The precinct will also offer strong connectivity to universities, employment hubs, and the future Waterloo Metro Station, forming part of a long-term growth vision for the area.
The Avenues builds on the more than 700 apartments recently completed by Deicorp in the Green Square area, and adds to Deicorp’s growing pipeline of inner-urban developments, including Tallawong Village, Crows Nest’s Five Ways, and Showground Pavilions in Castle Hill.
