8 August 2024The building at 132 Queen Street, Woollahra, which houses the Victor Churchill butcher shop, is coming to market with a guide of $10 million plus.
Australia’s oldest continually run butcher shop, once described by Anthony Bourdain as ‘the most beautiful butcher shop in the world’, is located within this building, which is now coming to market in Woollahra.
The famous tenant, Victor Churchill at 132 Queens Street, from the owners of Vic’s Premium Quality Meats, is considered the leading purveyor of quality meats in Australia. The shop itself has continually operated as a butcher with the Churchill family having established the location in 1876.
The property, since 2009 is now operated by Victor & Anthony Puharich, it features an incredible fit out which won the Best of the Year award at the 2010 at the International Interior Design Awards held in New York; the first butcher shop to ever be nominated.
The Colliers team of Miron Solomons and Matt Pontey have the exclusive listing on behalf of a private vendor, with price expectations of $10 million plus.
“This is very clearly the best shop in the best part of Queen Streets renowned retail village and as such we expect to see deserving interest locally and internationally for this asset. Not only is the tenant and the fit out exceptional it also has history and plenty of future with the lease offering a long tenure. We have not seen a strip retail offering of this calibre brought to market in a few years and especially one located in one of Sydney’s most affluent and highly desirable regions,” Mr Solomons said.
“The strip of retail is incredibly tightly held with a very strong concentration of wealth. On top of this, the Victor Churchill name is synonymous with quality. They have also recently opened their first Melbourne shop in Armadale, Melbourne,” Mr Pontey added.
Unique features of the Woollahra property include the classic front façade, as well as rich timber wall panelling, a timber beamed ceiling and Italian Calacatta marble slab floor. The ceiling and counter fronts feature hand-carved copper fretwork by Di Emme Creative Solutions.
The Dry Ageing Room is backed by a floor-to-ceiling Himalayan salt brick wall, which was imported directly from the Himalayas in Afghanistan. There is also a charcuterie counter with legendary Dutch Berkel meat slicers alongside a specially imported French Labesse Giraudon rotisserie.
This retail strip in Woollahra continues to demonstrate its strength and appeal, underscored by Colliers recent sale of The Queen Street Collection at 74 to 78 Queen Street. This prime asset sold for an impressive $9.5 million in May to a local private family, reflecting the area’s robust market performance. Achieving a net passing yield of 3.3%, this transaction highlights the high demand and investment potential of Woollahra retail properties. The sale not only underscores the area’s prestige but also its resilience and attractiveness to discerning investors, reaffirming Woollahra as a premier retail destination.
132 Queen Street, Woollahra is for sale via public auction on Tuesday, September 10 by Damien Cooley of Cooley Auctions.
