Eltham Aggregation in Isisford offers scale, water security, and quality infrastructure
A 15,779-hectare pastoral enterprise with double frontage to the Barcoo River has been listed for sale in Isisford, Central Queensland.
The Eltham Aggregation, comprising three freehold certificates of title, is strategically located 40 kilometres north of Yaraka and 127 kilometres south of Longreach.
Geoff Warriner, Chris Holgar, and Fergus Russell of JLL’s Queensland-based Agribusiness team have been exclusively appointed to manage the sale via private treaty.
Mr Warriner said the listing presents an outstanding opportunity for investors seeking a well-established breeding or fattening enterprise, complemented by the option to purchase approximately 400 Ultrablack cows, chance-mated to purebred Angus bulls.
“A standout feature of the Aggregation is its exceptional water security. The property benefits from a diversified supply network, including eight catchment dams, multiple permanent and semi-permanent waterholes, and approximately 15-kilometres of frontage along the Barcoo River,” Mr Warriner said.
“Eltham has also received two significant rainfall events since November 2024. The most recent, in February, delivered between 70mm and 100mm across the Aggregation, triggering flows in both the Barcoo River and Pemberley Creek. These favourable conditions have set the enterprise up for a strong season ahead.”
The Aggregation’s land and soil types range from alluvial plains and hard gidgee melon hole country to boree wooded downs and open Mitchell grass downs. Pastures are primarily buffel, Mitchell, button, and flinders grass, along with a variety of native herbages, all of which have thrived following recent rainfall.
Mr Holgar highlighted the significant investment in fencing infrastructure, which enhances the property’s operational efficiency: “The majority of the Aggregation’s perimeter is protected by well-maintained exclusion fencing, while internal fencing consists of three or four barbed and plain wires, maintained to a stock-proof standard.”
“This fencing system has been carefully designed to link grazing areas with holding paddocks, ensuring optimal livestock movement and maximising access to the property’s extensive water sources.”
Mr Russell noted that the Aggregation is further enhanced by high-quality infrastructure, including new, state-of-the-art steel cattle yards and well-appointed accommodation facilities.
“The property features a practical two-storey, three-bedroom homestead, separate visitors’ accommodation, and a three-bedroom workers’ cottage, all set within established gardens. Each dwelling is equipped with split-system air conditioning, ensuring year-round comfort,” Mr Russell said.
The Eltham Aggregation represents a turnkey operation ready for immediate productivity, positioning it as an attractive proposition for astute investors looking to capitalise on Central Queensland’s thriving pastoral sector.
