CBRE relocates to next generation Adelaide headquarters at 83 Pirie Street

CBRE has relocated to the top floor of Adelaide’s first all-electric office building at 83 Pirie Street after completing a state-of-the-art office fit out.

The leading property services firm has relocated into 1,050sqm of open-plan space in the $265 million Cbus Property building, which was completed in late 2022 and last month crowned Development of the Year by the Property Council of South Australia.

CBRE’s South Australian Managing Director, Alistair Laycock, said the firm had outgrown its previous 151 Pirie Street home following considerable business expansion. The new Pirie Street headquarters provides 25% more space, as well as best-in-class staff amenity.

Mr Laycock noted, “The space is representative of our brand and showcases the full range of office relocation services that we can offer to our clients. Our Workplace Consulting Strategy team was central to the process, defining our business drivers and workspace parameters with the full buy-in of our staff. The subsequent off-market search process and lease negotiations were driven by our South Australian Director of Tenant Representation Alexandra McGee, with CBRE’s Global Workplace Solutions team constructing the fit out.”

The central location of 83 Pirie Street, with its expansive views of the Adelaide Hills, abundance of natural light and high ESG attributes were among the key CBRE drawcards.

The tower is targeting a 5.5 Star NABERS Energy Base Building rating. Its 100-kilowatt onsite solar system, combined with a renewable energy power purchase agreement, ensures the all-electric base-building is 100% powered by renewables, with the building also offering 6.0 Star NABERS Waste and Indoor Environment ratings.

Aligning with the firm’s net zero ambitions, CBRE is also targeting a 6.0 Star NABERS Tenancy rating and a 5.0 Star Green Star Fit out Certification.

Biodiversity conservation was another focus, with one tree sapling planted for each chair purchased.

The building also includes a business lounge, which can be accessed by both staff and clients, as well as a creative space for employees to break-away from traditional working zones or to touchdown between meetings.

Reflecting CBRE’s commitment to reconciliation, the office’s townhall space showcases South Australian Aboriginal artists. The two pieces of rented artwork will rotate annually and will provide the artists with a monthly income during the consignment period.

Additional amenity for staff was also a key priority, with 83 Pirie Street offering an onsite gym, an app-accessed wellness program, a rooftop terrace, and premium end-of-trip facilities.

In addition to its top floor tenancy, CBRE is the property and facility manager for 83 Pirie Street and provides leasing and concierge services.
