Canberra Airport and JLL to Launch Premium Coworking Space

Collab at Brindabella Business Park will offer 186 work points and $4 million fit-out 

Canberra Airport is set to enter the flexible workspace market, appointing JLL to design, lease, and manage Collab Brindabella, a new coworking offering within Brindabella Business Park at Canberra Airport. 

Set to open in November, Collab Brindabella will occupy 1,400 square metres over two levels at  
6 Brindabella Circuit South, a building designed by award-winning architecture firm Bates Smart. 

The $4 million fit-out will deliver 186 work points, office suites, meeting rooms, a podcast studio, event space, and a ground floor client engagement zone. Memberships will be available on a casual, monthly, or longer-term basis, with access to end-of-trip facilities and on-site parking. 

The space is part of Canberra Airport’s long-term vision to evolve Brindabella Business Park into a modern employment precinct that supports Canberra’s growing demand for premium and flexible office accommodation.  

JLL has been appointed under a full-service white-label management agreement, building on its experience operating similar flex spaces for landlords across Australia, including The Loft and Melbourne Connect Coworking. 

Tashi Dorjee, JLL’s Head of Flex – Australasia, said the new coworking hub responds directly to shifting workplace patterns and unmet market demand. 

“Most of Canberra’s flexible office spaces are concentrated in the CBD and inner suburbs. This leaves a real opportunity for a well-equipped, modern workspace close to the airport that’s still just minutes from the city and Parliament House,” he said. 

“This location fills an important gap, especially for public sector contractors, government-linked businesses, and professionals flying in from other cities. Desk rates are still below the national average, making this an attractive option for a wide range of organisations.” 

He added that Collab Brindabella exemplifies how landlords are adapting their office strategies. 

“This is a great example of our white-label flex model. It’s a solution that allows property owners to meet demand for flexible space while retaining control of the brand and experience.” 

Andrew Singer, Head of Office at Canberra Airport, said the shift to hybrid work was especially pronounced in Canberra’s public sector and Collab Brindabella responds to a clear market gap. 

“Hybrid work is now embedded in the ACT Government and federal agencies, with over half of employees regularly combining on-site and remote work,” he said. 

“This is driving demand for high-quality, flexible workspaces outside the traditional CBD grid, and Collab Brindabella is ideally placed to meet that need.” 

“Canberra’s office vacancy rate was just 9.2 per cent in early 2025, the lowest among Australian capitals, and we continue to see strong net absorption,” he said.  

“There’s a real appetite for high-quality, flexible workspace, particularly among public sector tenants and professional services firms.” 

Mr Singer said the space was deliberately designed to support a broad spectrum of users. 

“We’re creating something bespoke. It’s a space that will reflect how people work in Canberra, whether they’re locals or interstate visitors,” he said. 

The Canberra Airport precinct is home to more than 140 organisations and approximately 20,000 workers. Its amenities include a fitness centre, Pilates studio, running track, conference facilities, childcare centre, dining options and a strong sustainability focus. 

Mr Singer said Collab Brindabella will be an extension of the business park community.
