A former Bunnings Warehouse redevelopment presents the opportunity for businesses to establish themselves in the major retail and commercial area of Adelaide’s fast-growing southern corridor, in one of the city’s biggest large format retail offerings of 2024.
Dallas Sears, McGees Director – Large Format Retail and McGees Director, Craig Feely are marketing for lease the 12,096sqm of large format retail space at 206-210 Beach Road, Noarlunga Centre, on behalf of ASX-listed REIT BWP Trust.
The building is proposed to be redeveloped into modern showroom spaces with new shopfronts and façades. The areas available include showrooms from 1,800sqm up to the whole building of 12,096sqm – the tenancies can be tailored to suit a business’s need – as well as a fast food pad site, which will be the first fast food site in the precinct visible coming off the Southern Expressway.

The site is part of a broader retail precinct that anchored by the close-by Colonnades Shopping Centre – to where Bunnings has relocated to an even larger premises – which is the third-largest shopping centre in South Australia at just under 90,000sqm. The precinct aslo includes large-format majors such as Harvey Norman, Fantastic Furniture, Spotlight, Anaconda, JB Hi-Fi, Officeworks, BCF, Rebel Sport and more.

The City of Onkaparinga is expecting its population to grow to more than 209,000 people by 2041, which could mean the addition of nearly 30,000 residents between now and then.
“Within just a short 10-minute drive alone there’s a captive audience of 87,467 residents, and the broader catchment is projected to grow very strongly over the next decade and beyond, underpinning demand and trade prospects,” Feely said.
“We’re expecting interest from local and national retailers all looking to be part of southern Adelaide’s growth story.”
Demographics show that people in the area spend more than the Adelaide average in the “clothing and footwear” and “household goods” categories.
