Builder Appointed at $55m Prime Business Park Bendigo Development

Preliminary works commence at masterplanned office and warehousing estate

Diversified Victorian developer, Prime Urban Group, has marked two key milestones at its $55 million Prime Business Park Bendigo precinct, appointing local builder KF Building as head contractor for the transformative project and breaking ground on Stage One.

Preliminary works have now begun at the 5.51-acre site at 8-16 Rohs Road in East Bendigo, which will enable the safe demolition of existing structures on the property and its site cut in January.

Kevin Walsh is a well-regarded construction professional with over 40 years of experience delivering landmark projects for Bendigo and the north-west regionā€™s business infrastructure.

Walshā€™s portfolio includes several multi-million-dollar developments in the surrounding area, such as the JL King & Co food processing facility, Castlemaine Workspace, Kennington Pavillion and the new Marist College in Maiden Gully.

Stage One of Prime Business Park Bendigo will include 17 versatile office spaces and 24 warehousing units with options to amalgamate adjoining properties. The first phase of the development will take approximately 12-months and has a net saleable area of 10,331 square metres.

The project is strategically located to offer future tenants easy access to Bendigoā€™s CBD and essential business amenities. The site enjoys excellent connectivity to key transport routes, including Rohs Road, Strickland Road and the Midland Freeway.

Additionally, the business park is just three-minutes from the recently refurbished Bendigo Airport and in close proximity to the rail network, providing seamless links for both local and interstate operations.

The project is expected to create approximately 100 full-time equivalent subcontractor jobs and engage 35 local material suppliers, supporting the Bendigo economy throughout the construction phase.

Prime Business Park Bendigo is designed to exceed Environmentally Sustainable Design (ESD) standards by ten per cent. All office units will feature solar integration as standard, with the development team also planning to equip one of the two large warehouse buildings in Stage Two with a powerful 38kw solar system.

Local firm Spiire is the town planner behind the Archiworks-designed Prime Business Park Bendigo precinct. Structural and civil engineers Deseen & Associates, as well as services engineer Intrax are also consulting on the build.

The project has already garnered strong interest from local owner-occupier businesses and investors. Approximately 30 per cent of Stage One has sold or is under offer, with a prominent local hospitality operator committed to the central cafƩ.

With an industrial vacancy rate of just 0.5 per cent, significantly lower than Melbourneā€™s average of two per cent, the City of Greater Bendigo faces high demand for commercial and industrial spaces. Supply issues will be compounded by the municipalityā€™s expected population growth from 126,000 to over 200,000 residents in the next 25 years.
