Brookfield Properties to Develop First Logistics Portfolio in Victoria

Global real estate developer and manager Brookfield Properties has secured development approval for its first Victorian logistics estate.

Located at 60 and 130 Greenhills Road in Pakenham, Cardinia Logistics Estate will provide more than 185,000 square metres of space over two sites in Melbourneā€™s tightly-held south-east. The estate is owned by Brookfield Asset Management.

The approval follows the completion of the 12.6-hectare Connect Central Sydney Logistics Estate in Villawood, New South Wales, which was jointly delivered by Brookfield Properties and Time & Place Brookfield Properties has secured leasing commitments over the majority of the estate, with more than 90% leased or under advanced negotiation.

Tenants joining the Villawood estate include Kerry Logistics, Honest to Goodness, Scope Joinery, Ricky Richards, FJT Logistics, Seima and Euro Car Parts.

Cardinia Logistics Estate will offer over 180,000 sqm of super prime, secure, accessible and scalable last-mile facilities with warehousing ranging from 1,500 square metres to around 20,000 square metres, as well as warehouse clearance heights of 13.7 metres. Early groundworks are complete with Texco Constructions commencing construction of Stage 1 (50, 000 sqm) this month.

The total development at Cardinia Logisitcs Estate will comprise 32 warehouses with areas ranging from 1,500 square metres up to 20,000 square metres, targeting small and medium-sized businesses seeking scalable last-mile storage, warehousing & manufacturing facilities.

Upcoming major infrastructure projects including Melbourneā€™s North-East Link, the Dandenong South Inland Port, the Monash Freeway Upgrade, and the Suburban Rail Loop (SRL) are tipped to further enhance connectivity.

Development opportunities in Pakenham remain limited with most neighbouring land zoned for Non-Employment Urban Growth.

Sustainability will be at the core of Cardinia Logistics Estate, complete with solar PV arrays, LED lighting, water efficient fixtures, rainwater harvesting, and native vegetation with drip irrigation systems. It also boasts 13.7-metre warehouse clearance, super-awnings and facilities accommodating up to 36-metre hardstands.

The estateā€™s first warehouses will be available to occupy from late 2025, with an exclusive leasing campaign to be held through Lachlan Ferguson & Ned Murphy from JLL and Gordon Code & James Stott from Colliers.
