Brisbane’s first Build-to-Rent project by Frasers Property Australia begins to rise

Frasers Property Australia has commenced the next phase of construction of the 25-storey Brunswick & Co Build-to-Rent development in Fortitude Valley, Brisbane.

Following 12 months of excavation at the 210 Brunswick Street site, contractor Hutchinson Builders will pour the first basement slab in the coming weeks, which will see the building begin to rise, and continue a program which will create up to 290 jobs during peak construction.

Cameron Leggatt, Executive General Manager Development, Frasers Property says the industry and government need to work more closely together to provide further housing choices for Australians.

“Brunswick & Co is a great example of the Queensland Government working with the industry to explore new models and delivering more housing choice for Queenslanders,” Mr Leggatt said.

Brunswick & Co will redefine renting, delivering 366 studio, one-and two-bedroom apartments and 1,800 sqm of world-class resident-only amenities. These include a rooftop pool and dog park, co-working spaces, fitness centre and treatment room, cinema/podcast room, and a range of dining and entertaining spaces.

Located two kilometres from Brisbane’s CBD and adjacent to the $500 million Valley Metro redevelopment, Brunswick & Co will include ground level retail and an integrated lobby café and bar that blends seamlessly into the thriving and revitalised Brunswick Street precinct.

“Brunswick & Co will set a new benchmark in renting at one of Brisbane’s most vibrant precincts, with a focus on creating a strong sense of community connection,” Mr Leggatt said.

“We are delivering a personalised lifestyle opportunity embedded in architecture by award-winning studio Cox Architecture that matches the character and heritage of Fortitude Valley, including locally inspired brick façade design and elegant interiors.

“Alongside the completion of the first construction phase, we are making excellent progress with design details including a new partnership with Urban Art Projects to deliver our incredible public art, and further enhancements for the rooftop amenity, and we are on track to welcome the first residents in 2024.”

Jack Hutchinson, Director at Hutchinson Builders, said the 12-month excavation phase reached a depth of 20 metres below ground, removing an estimated 75,000 tonnes from the site.

“More than 40 people have worked on the first phase of construction at Brunswick & Co and the pouring of the first 1,350 square metre basement slab will be a key milestone,” Mr Hutchinson said.

“In the coming months the second tower crane will be installed, and the first residential levels will rise above street level.”

Brunswick & Co is a pilot Build-to-Rent project in collaboration with the Queensland Government, providing affordable housing options to the inner-city and solidifying the asset class in Brisbane.
