Billbergia & Metrics Unveil $1.3B Urban Vision for Chatswood CBD

The joint venture between Billbergia and Metrics Credit Partners has advanced plans for its city-defining $1.3 billion mixed-use Chatswood development, set to deliver new homes for over 1,000 people.
Marking the fourth Sydney project for the joint-venture, Chatswood Grand Residences is located at 8 Wilson Street and represents the joint venture’s most recent project.
The transformative project has undergone a significant planning evolution. The latest scheme currently before the Housing Delivery Authority (HDA) is designed by PBD Architects, winners of a design excellence competition.
With a State Significant Development Application (SSDA) now on public exhibition, the updated proposal features 552 apartments, providing a diverse mix of typologies across two striking towers of 58 and 60 storeys. Located in the heart of Sydney’s popular North Shore, these homes are a much-needed contribution to NSW’s National Housing Accord targets.
Beneath the towers, a two-level podium delivers a combined 2,563 square metres of retail and commercial space, alongside a further 2,500sqm of revitalised public domain. The ground plane is activated with landscaped through-site pedestrian links, forming a vibrant cross-shaped laneway precinct anchored by additional retail and dining.
The landmark development is within walking distance of Chatswood Interchange, Chatswood Chase, Westfield Chatswood and the 4.47-hectare Beauchamp Park. It complements the suburb’s high-density context, supporting its future housing needs while integrating seamlessly with the northern end of Chatswood’s CBD.
Chatswood Grand Residences aligns with the NSW State Government’s Transport Oriented Development (TOD) planning reforms, aimed at increasing housing density next to railway stations.

The development is accompanied by up to $80 million in contributions to community and social infrastructure, made up of local and state Infrastructure Contributions and a Voluntary Planning Agreement with Willoughby City Council.
According to PBD Architects, Chatswood Grand Residences is anchored by a cruciform design that carries through the entire scheme. Architectural elegance is combined with planning efficiency to optimise views, solar access, natural ventilation and residential amenity. Carefully shaped tower forms, articulated facades and a refined glazed expression reinforce the project’s slender vertical character, while responding sensitively to the corner of Pacific Highway and O’Brien Street.
The podium is designed as an active and highly permeable urban edge, with landscaped through-site links and a central courtyard helping to create a connected and inviting public realm.

A diverse range of apartment typologies are included in the plans, ranging from studios to generous four-bedroom units with house-like floorplans designed to cater for large families and downsizers. Most apartments feature stunning views, and corner configurations to maximise light, privacy and ventilation.
The development will feature market-leading amenity, aiming to promote wellness and community connection. Premium resort-style facilities on the podium rooftop include a luxe swimming pool, spa, sauna and steam room, BBQ area and lush gardens. An indoor gym, yoga facilities and a virtual golf room are also included in the plans.

A sales campaign is currently underway for Chatswood Grand Residences, with construction to commence in late 2026 subject to approvals, and completion expected in 2031.
The SSDA is on public exhibition until 14thJuly, 2026.
Billbergia and Metrics Credit Partners are currently transforming several underutilised Sydney sites into cutting-edge mixed-use precincts.
