Avocado Orchard Portfolio Hits the Market as Avocado Harvest Kicks Off in FNQ

A portfolio of four high density planted avocado orchards near Dimbulah in Queensland’s far north is for sale by Colliers.

A well-developed avocado orchard portfolio located in the renowned agricultural district of the Atherton Tablelands has been brought to market by Colliers’ agents Stacey Quaid and Jesse Manuel.

The portfolio is situated three kilometres south of the Dimbulah township, less than 110 kilometres southwest of Cairns. The assets comprise four orchard properties spanning a total area of 171.147 hectares planted to 133.65 hectares of Shepard and Maluma avocado varieties.

“The Shepard and Maluma varieties offer early year harvesting, which ultimately leads to increased pricing as there is typically less competition in the market at that time of year,” said Managing Director of Colliers Cairns, Stacey Quaid.

“When you pair that with the high density of plantings and the fact that the latter stage trees are interplanted, it’s evident that the orchard has been thoughtfully developed,” Mr Quaid added.

The orchard comprises 43,237 trees, 14,042 Shepard and 29,195 Maluma varieties, and has been developed over four stages, with the first trees planted between 2010 and 2013. The more recent stages were planted in 2017, 2019 and 2020 respectively.

“As the orchard is still maturing, it provides the opportunity for an incoming purchaser to capitalise on the increased returns in the coming years,” said Jesse Manuel, Colliers National Director | Agribusiness.

Nearly 10 hectares presents as land suitable for an additional stage of plantings. The plantable area is equipped with irrigation infrastructure having previously been planted.

The sale includes significant water entitlements totalling 531 megalitres of Barron D – Lake Tinaroo Ponded Area and well-developed and maintained operational infrastructure.

The properties have been meticulously managed, and the vendors have a long history of supplying premium avocados to some of Australia’s largest avocado growers.

“With domestic avocado consumption up 25% in the last three years, the portfolio offers an excellent turnkey asset primed for potentially continued increased domestic and export demand”, added Mr Manuel.

The Avocado Orchard Portfolio is being listed for sale by Expressions of Interest as a whole and as separate assets, closing Friday, 14th March 2025 at 4 pm (AEST).
