Charter Hall Long WALE REIT $150 million uplift from independent valuations

The Charter Hall Long WALE REIT has booked a $150m increase in valuations as a result of the recent round of external valuations.

Charter Hall completed a revaluation of 89% of the REIT’s portfolio based on an effective date of the 31 December 2020. This net valuation gain reflects a 4.5% increase over prior book values for those properties independently valued.

Post the revaluations, the portfolio’s overall weighted average capitalisation rate firmed by 18 bps from 5.42% to 5.24%.

The REIT confirms that all properties in its portfolio have been independently valued at least once over the past 12 months.

The REIT has a diversified portfolio of 386 properties value at in excess of $3.623bn with a WALE of 14.0 years.
