ARC Obtains Landmark Lease at Milperra’s Platform Estate

Colliers secures historic leasing milestone, a first for Australia’s Multi-Level Industrial Sector

In a groundbreaking move for Australia’s industrial property landscape, ARC, a division of Infrabuild, has leased a 3,044 sqm warehouse at Platform, located at 339–349 Horsley Road, Milperra. The transaction was brokered by Colliers’ Angus Urquhart, Trent Gallagher, and Jack Hanson-Bartel, exclusive leasing agents for the estate.

Colliers National Director, Property Sales & Leasing | Industrial & Logistics Trent Gallagher said, “The lease was secured on a 5-year term at $340 per square metre net, reflecting strong market confidence in the asset’s quality and suitability for high-impact industrial use,”

“This deal is a proof of concept that heavy manufacturing and freight users can successfully operate in multi-level industrial estates. Platform sets a new benchmark for flexibility and space efficiency in the sector,” Mr Gallagher added.

Colliers Director in Charge | Sydney South West Angus Urquhart continued, “From Colliers’ perspective, ARC’s tenancy is a bold and innovative move that challenges traditional perceptions of elevated industrial spaces.”

Indeed, the facility will house three gantry cranes, each weighing over 6 tonnes, installed directly into the first-floor warehouse.

“It is a powerful demonstration of the building’s engineering excellence and structural integrity. This capability underscores the foresight and technical sophistication of Hale’s development team,” Mr Urquhart said.

Colliers Director, Portfolio & Transaction Management Services | Occupier Jack Hanson-Bartel concluded, “It marks a historic milestone as it is the first time a major Australian steel manufacturer has secured a brand-new facility on the first floor of a multi-level industrial estate.”

Developed by Hale Capital Partners and built by Vaughan Constructions, Platform is the Inner South West’s first multi-level industrial business park, offering over 37,865 sqm of premium warehouse and office space across ten high-clearance units. The estate is designed to accommodate a wide range of industrial users, with flexible tenancy options and cutting-edge infrastructure.

Hale Head of Development Kenji Fukuda shared, “Hale is proud to partner with ARC and Infrabuild on this landmark lease. Their commitment affirms our vision for Platform as a truly adaptable industrial facility.”

Strategically located with immediate access to Milperra Road and the M5 Motorway, Platform offers unparalleled connectivity to Port Botany (22 mins), Sydney Airport (16 mins), and the Sydney CBD (26 mins). The estate also features 24/7 operational access, B-double truck capability on both levels, and extensive sustainability initiatives including solar PV systems, rainwater harvesting, and a minimum 4 Green Star rating.
