Amazon Acquires 2nd Smeaton Grange Site

Amazon Corporation has acquired a second property in Smeaton Grange as it builds out its presence in Australia.

The latest addition at 52 Turner Rd comprises a 2.43ha vacant parcel of land zoned light industrial.

Records show that the group paid $30.2m for the site ($1,238/sqm) with contracts exchanged last November following an on market campaign. JLL’s Greg Pike managed the sale process on behalf of the vendor.

The sale set a new benchmark for Industrial Land in Smeaton Grange which has experienced significant growth in recent years.

Just 5 years ago, Amazon paid just $7m for similar sized parcel of land at 42A Bluett Drive Smeaton Grange equating to $328psm. That’s a 277% increase.

Amazon developed a large Data Centre on the Bluett Drive site and are likely to pursue a similar development of the Turner Rd site. The Turner Rd site has excellent connectivity to Western Sydney & Sydney’s Future Second Airport at Badgerys Creek with significant road and infrastructure including M5 and Hume Highway.

The site is also opposite Stockland’s Turner Rd development which is being subdivided and sold off into small scale serviced industrial lots.

Amazon also recently opened a state-of-the-art robotics fulfilment centre in Western Sydney, its second fulfilment centre in western Sydney and its fifth in Australia.
