Aliro pay $187m for Woolooware Toyota Site

David Southon’s Aliro Group has paid $187m for the 12.4ha Toyota site at Woolooware.

The site at Caringbah in Sydney’s Southerland Shire district is set to be redeveloped into a hub of commercial and community services with access for local sport and significant job creation.

Aliro Group, through its institutionally backed Industrial Value Fund, AGIVF, have settled on the site at 13 Endeavour Road, Caringbah having lodged a planning proposal for its redevelopment in September 2020.

Toyota occupied the site between the late 1980’s – 2019 when Toyota announced it would cease manufacturing vehicles in Australia, therefore making the site operationally redundant.

The existing site improvements reflect Toyota’s former use of the site and
comprise a parts warehouse and distribution centre, a training facility, sales offices and administration centre which comprise approximately 41,000sqm of NLA.

The site, which is currently vacant and available for lease, was secured by Aliro in early 2020 under a put & call option which was exercised in mid November.

Under the current Sutherland Shire LEP, the site is zoned Business Park and has a 1.5:1 FSR and a 16m height limit.

The Planning Proposal seeks to increase the maximum building heights across the site to between 40m and 50m but is intended to generally comply with the balance of the Council’s LEP requirements.

The Group’s new proposal for the site includes;
▪ Industrial (warehousing and associated office) – 38,324 sq.m
▪ Commercial Office – 99,286 sq.m
▪ Retail – 7,868 sq.m
― Market-style Grocer – 4,307 sq.m
― Food & Beverage (tavern) – 2,770 sq.m
― Specialty F&B – 791 sq.m
▪ Recreation – 860 sq.m
▪ Hotel – 3,624 sq.m

The application is currently being consider by Council.
