Private developer, Alfasi Property has commenced construction on its latest city-fringe commercial project titled 10 River, a $100m high-end office tower offering ten whole-floor tenancies ranging from 300sqm to 1500sqm. The project is located at 10 River Street in Melbourne’s South Yarra, near the corner of River Street and Toorak Road and just 250m from Chapel Street.
Figurehead Construction has been appointed to complete the build which is expected to reach completion in Q3 2024.

A set of just ten unique offices, the building will have a total NLA of 7,308sqm over 10-levels, including space for two retail tenancies on the lower ground floor.
A hero of the building’s design is a private Acre Landscape designed terrace for the majority of the office levels. These spaces were included to provide alternative areas for productivity and respite and create the opportunity for a truly pet-friendly office. Additionally, natural light and air will flow effortlessly through full operable windows and a floor to ceiling glass façade.
The project will also feature best-in-class technology from frictionless entry to experience apps, to seamlessly and intuitively anticipate and cater to tenant needs.
The developer intends to provide tenants with an elevated service offering reminiscent of an exclusive hotel, beyond a level they say has been experienced before in Melbourne, particularly in a commercial project.
This includes a 10 River host who will provide personalised, corporate concierge services that go above and beyond the traditional office within the vicinity. Premium drive-through valet parking services including car washing will also be available for tenants, visitors and employees.
Continuing the elevated offering, tenants have access to a full suite of amenities, including end of trip facilities and luxuriously appointed bathrooms with full-height privacy partitions, soft lighting and spacious planning.

10 River will target a 5-Star Green Star and 5-Star NABERS Rating and will become an all-electric building which will be carbon neutral in operations.
