​​The largest farm in Victoria set to attract interest the world over.​ 

The opportunity to invest in Australian agriculture on a grand scale is about to become available, with the largest grazing and cropping property in the Australian state of Victoria hitting the market this Spring. 

Further to the company’s media release on 28 August, sixth generation family-owned company AJ & PA McBride Ltd is putting its major grazing property Telopea Downs on the market, with Colliers’ Agribusiness Transactions team appointed to handle the sale process. 

Located on the Victorian / South Australian border near Kaniva, Telopea Downs comprises a sprawling 47,660 hectares of grazing and cropping country with irrigation development and is over 98% arable.  

Telopea Downs is the aggregation of 11 contiguous properties held within 37 titles, with the majority of the land area being on the Victorian side of the border.  The property is situated only 20 kilometres north of the Great Western Highway supporting the efficient movement and storage of agricultural products across southern Australia.  

With a long-term carrying capacity in excess of 100,000 DSE the holding is currently carrying circa 85,000 Merino and crossbred sheep and over 1100 cattle. 

Colliers’ National Director Jesse Manuel describes Telopea Downs as a significant farming operation by any measure and has benefited from the past and present owners’ continued land and pasture improvement program. 

“Telopea Downs benefits from over 27,000 hectares of clay improved country supporting established renovated pastures and a large-scale cropping program,” Mr Manuel said. 

“As paddocks have undergone pasture renovation, associated fencing and water infrastructure have also been improved, comprising the upgrading or replacement of fencing, and the installation of tank and trough water systems”, he added.

Colliers’ National Director, Tim Altschwager, said, “Telopea Downs is centrally located in respect of South Eastern Australia’s major livestock production areas, offering proximity to a significant catchment area for the sourcing of stock.” 

“With its temperate climate, moderate rainfall and irrigation capabilities, the property would add tremendous value to a range of supply chain operations from a breeding or backgrounding perspective.” Mr Altschwager added. 

Telopea Downs includes substantial water entitlements totalling 2,325 megalitres for irrigation, and over 300 hectares of centre pivot development offers the opportunity for fodder production to support the livestock enterprise or alternative income streams through seed or horticultural crop production. 

Telopea Downs benefits from high-quality and easily accessible groundwater for livestock, with the operation serviced by around 50 bores. 

The holding benefits from significant operational improvements across the property to support diverse grazing and farming enterprises on a very large scale. 

Telopea Downs will be offered for sale by International Expressions of Interest this Spring.
