A2B list two prime Alexandria sites with combined expectations of over $100m

Two prime development sites in the heart of the Green Square Alexandria district have been put up for sale by ASX-listed Company A2B.

Situated in the heart of one of Sydney’s fastest growing precincts close to Green Square Railway and the new Geddes Avenue, the properties at 9-13 O’Riordan Street and 9-13 Bourke Street are being sold separately and provide both a major and boutique development opportunity.

The Bourke Road property has a site area of approximately 1,940sqm and a potential GFA of 8,050sqm. The O’Riordan Street property has a site area of approximately 9,022sqm and a potential GFA of 37,440sqm. They both have flexible B7 Business Park zoning allowing for commercial, industrial, hotel, retail or affordable housing redevelopment.

Currently utilised as an automotive workshop, the two properties are exclusively listed with Michael Crombie and Trent Gallagher of Colliers, with combined price expectations of over $100 million.  

“There’s a lot of energy within the northern Alexandria and Green Square precinct, and now that the Green Square Town Centre is nearing completion, the density of population has encouraged and enhanced a great amount of public amenity,” Mr Crombie said.

“Shortly following this is the growth and requirement for premium grade commercial buildings close to rail. As the depth of the occupier market goes from strength to strength in the search for quality, private developers are gearing up to deliver some great commercial offerings.”

The region is a hive of activity, with Time and Place in collaboration with Hickory, Qualitas, and Flack Studio currently constructing a brand new 15,000sqm campus-style office development on Bourke Road, and Toga to shortly launch a development situated over Green Square Station of 25,400sqm.

“Scalable development opportunities so close to rail are difficult to come by, as access to rail and amenity is paramount for the end occupiers. This site will be hotly contested due to its flexible zoning which allows for commercial, hotel, industrial and affordable housing redevelopment,” Mr Gallagher said.

The two sites offer immediate access to the Sydney Airport, Sydney CBD and greater Sydney region through the WestConnex Motorway. The precinct itself is set to greatly benefit from infrastructure upgrades to roads, including the new Geddes Avenue, which will provide improved connectivity. Recreational facilities like Gunyama Park Aquatic Centre and a variety of cafes and restaurants make the site a highly desirable location for occupiers.
