Stamford Capital Investments Fully Realises Inaugural Core Partners Fund 1, Delivering 17.8% Net IRR

Specialist real estate investment manager Stamford Capital Investments (SCIM) has fully realised its inaugural Core Partners Fund 1 (CPF1), delivering investors a net IRR of 17.8% and a net equity multiple of 1.32x.

Launched in 2020, CPF1 was a closed-end fund that raised $27.5 million and deployed capital across eight investments spanning equity, preferred equity and subordinated debt.

The fund invested across the residential, convenience retail, industrial and office sectors, drawing on SCIM’s flexible mandate to invest throughout the capital stack and across multiple asset classes.

CPF1’s final investment was realised in June 2026: an equity position in a $40million industrial strata development in Byron Bay, undertaken alongside an experienced local sponsor.

SCIM is the investment management arm of Stamford Capital Australia (SCA), one of Australia’s leading independent commercial real estate finance brokerages. With more than $5 billion in loan volume settled across 420 transactions in FY26, SCA’s origination platform continues to underpin SCIM’s access to a proprietary pipeline that surpassed $13 billion this calendar year.

Stamford Capital Group’s Executive Director Michael Hynes said CPF1’s success highlights the strength of SCIM’s investment model and the competitive advantage of its origination platform.

“CPF1 marks an important milestone for SCIM and reflects the disciplined investment approach that underpins our platform. Our ability to access proprietary opportunities through Stamford Capital’s national origination network provides us with differentiated deal flow, deep sponsor relationships, and market insight that is difficult to replicate,” said Mr. Hynes.

“That access allows us to be highly selective, investing only where we see strong risk-adjusted returns. We thank our investors for their trust and partnership throughout the journey.”

Since 2012, SCIM has arranged, managed and realised over $700 million of investor capital, delivering a weighted average net investor return exceeding 17% IRR across its investment platform.

One of CPF1’s standout investments included the repositioning of a vacant industrial warehouse in South Sydney, where SCIM secured a tenant pre-commitment prior to acquisition before refurbishing and ultimately selling the asset at an 80% premium to its original purchase price within 12 months.

SCIM’s broader investment platform includes three additional closed-end funds representing more than $135 million of investor principal. Core Partners Funds 2 and 3 are currently in the harvest phase, while Core Partners Fund 4 remains active, having completed seven investments since launching in February 2025.
