Benchmark El Jannah Cranebrook Sale Caps Stonebridge’s $25 Million Month in Sydney Fast Food

Stonebridge Property Group has sold El Jannah Cranebrook for $5,650,000 at a sharp 4.87% yield, its third major Sydney fast food sale in the past month and one that takes the combined value of the three transactions beyond $25 million.

The new Western Sydney drive-thru attracted 166 enquiries and four offers in a campaign conducted by Tom Moreland, Michael Collins, Rory Alexander, Aike Sakeson and Brett O’Neill.

The asset is secured by a new 10-year net lease to 2036, with options to 2056 and fixed 3% annual rent increases. El Jannah operates more than 62 stores nationally, is targeting a further 200 over five years, and was valued at over $1 billion following its investment from New York-based private equity firm General Atlantic.

Completed in June 2026, El Jannah Cranebrook sits within the suburb’s key fast-food precinct and draws on a catchment of more than 32,000 residents across Cranebrook, Castlereagh and Jordan Springs. It is the second asset Stonebridge has sold in the precinct, following the adjacent Hungry Jack’s sale at $7,400,000 and a 4.39% yield, taking sales across the precinct to $13,050,000.

The Cranebrook results follow Stonebridge’s $12,275,000 sale of Guzman y Gomez Thornleigh on Sydney’s Upper North Shore, the highest price ever paid for a Guzman y Gomez freehold and the second largest standalone fast-food sale on record in Australia. Together, the three Sydney transactions total more than $25 million, with El Jannah Cranebrook marking Stonebridge’s 34th fast-food transaction in the past 24 months, approaching $200 million in value.

Commenting on the sale, Stonebridge Executive, Aike Sakeson said: “This was a highly competitive campaign and the result reflects just that. New fast-food investments rarely come to market in Western Sydney, and buyers recognised the opportunity to secure one in the only precinct of its kind servicing Cranebrook.”

Stonebridge Partner, Tom Moreland, added: “The results achieved across the past month reinforce the depth of demand for quality fast food investments, which continues to be a sector pursued by cash buyers operating with a long term, ‘through cycle’ lens and generational mindset. Newly established assets leased to national brands continue to demand a premium, which we expect to continue as limited new stock is brought to market.”
