Cohen Group Launches Phase 2 of Divestment Program

Following the successful initial rollout of its strategic portfolio divestment, the Cohen Group has commenced Phase 2 of the campaign, which will see a premium trio of logistics and industrial assets brought to market.

The launch of Phase 2 follows strong market engagement during the opening phase of the program. The Cohen Group has had success across a number of the commercial and industrial assets with multiple transactions currently progressing through to contract negotiations. Cohen Group CEO Gregg Downer said the overall divestment program is designed to redeploy capital into the Cohen Group’s flagship retail asset Burnside Village, supporting the scale of opportunity created by the highly successful Stage 6 redevelopment.

“Overall, we have been incredibly pleased with the high level of institutional and private interest generated through our divestment program to date. Phase 1 has given us great confidence in the current market conditions.” Mr Downer said.

Cohen Group has again partnered with joint listing agents JLL and Leedwell to market a selection of institutional-grade industrial facilities. Situated in Adelaide’s tightly held north-western and western industrial precincts, the portfolio spans a significant combined landholding of 55,717 sqm and a total Gross Lettable Area (GLA) of 27,876 sqm.

The portfolio offers a balanced mix of secure, income-generating investments and immediate vacant possession opportunities, benefiting from South Australia’s highly attractive zero stamp duty environment on commercial transactions.

The Phase 2 assets include:

123–125 Bedford St, Gillman: A prime 24,970 sqm landholding purpose-built for Orrcon Steel. The 11,448 sqm facility features heavy-duty gantry crane rails.

30 Bedford St, Port Adelaide: A high-quality, standalone vacant logistics facility spanning 10,620 sqm of GLA on a 21,150 sqm landholding. Ideal for owner-occupiers or logistics operators, it features up to 9.3m warehouse clearance, an ESFR sprinkler system, temperature-controlled zones, and an expansive loading canopy.
