A spectacular South Australian coastline site has sold for more than $45 million to a national developer, and is now set to become home to Adelaide’s newest community.

The 11.99ha parcel at Lot 4102 Burlington Road in Hallett Cove was sold by McGees Property agents James Juers and Simon Lambert on behalf of a local owner.

The purchaser is award winning national developer Urbex, the property development company of the BMD Group. Urbex delivers residential and commercial projects across Australia and is expected to transform the Hallett Cove site into a new masterplanned community.

As part of one of Australia’s leading integrated engineering, construction and urban development groups, Urbex draws on the scale, technical capability and delivery experience of the broader BMD business.

Over its 18 years of operations in the state, BMD has delivered more than 2,700 residential lots across more than 40 projects, including developments in Mount Barker, Angle Vale, Aldinga and Riverlea.

BMD also has a significant presence in South Australia, delivering major infrastructure projects including Palmer Wind Farm and the SA Water Pipeline Partner Program.

Zoned General Neighbourhood, the site was offered with Planning and Land Division consent for the creation of 169 residential allotments ranging from 194sqm to 1,012sqm plus two super lots for more intensive housing styles, and numerous reserve space. It has significant frontages to Burlington Road, Sigma Road and Fairbairn Drive, and multiple access points.

“The site’s stunning coastal location and shovel-ready status made for an unrepeatable opportunity to deliver a flagship community in one of Adelaides most desirable southern locations,” Juers said.

“We received significant interest from local, national and international markets, ranging from residential developers to land lease community and lifestyle village operators.

“The campaign showed there is extremely strong demand for shovel-ready residential development sites across Adelaide and South Australia, given the current housing crisis and limited supply of land and quality sites across the state.

“Being fully approved, this site presented the opportunity for immediate development as a residential subdivision, which was a huge attraction across the market.

“With all the approvals in place, the purchaser is able to get to the market and release the end product quickly.”

Lambert said the site’s breathtaking oceanfront views and strategic elevation were also major drawcards.

“This was one of the last remaining coastal locations for a land development in Adelaide’s south, and offered a generational chance to shape the future of a high- growth, high-demand region rich in lifestyle amenity, and bring much-needed housing to Adelaide and South Australia.”
