Major New Industrial Subdivision in Ipswich Achieves $30M in Presales


A major new industrial development is set to take shape in Ipswich City, with an end value of more than $200 million.

The 28-lot subdivision, Yamanto Trade Gateway, situated on an 18.33-hectare site at Warwick Road at Yamanto, around 45 kilometres southwest of the Brisbane CBD, is being developed by Brisbane-based developer SKF Development.

The project, which has just received development approval, will have lots ranging in size from 2,440sq m to 12,147sq m, and priced from $1,647,000.

It has already achieved over $30m in presales before officially launching to the market this week, demonstrating strong demand for industrial land in this growth corridor.

The development will have wide appeal given its superb highway access, proximity to Ipswich CBD and the surrounding booming residential precincts, and its ability to service both Ipswich and Western Brisbane industrial occupiers.

Land in Yamanto Trade Gateway, which is suitable for a range of uses including warehouse and office, self-storage, light manufacturing and distribution centres, will be available for purchasers to settle and build on by mid to late 2027, with site works set to start in July.

The lots are being marketed for sale by Mark Clifford and Ned Jefferies of Knight Frank, who also sold the englobo parcel at 447 Warwick Road to SKF Development last year for $17.75 million excluding GST.

Yamanto is an established business precinct, benefitting from the ample existing commercial infrastructure, such as Yamanto Central, Yamanto Tavern, Prime West’s Yamanto Village and Quanta’s Yamanto Village Convenience Centre

It also has strong transport links, being on the doorstep of both the Cunningham Highway and Centenary Highway on/off ramps, and centrally positioned only 5.3 kilometres from the Ipswich CBD, 40 minutes to the Brisbane CBD and 45 minutes to Gold Coast’s Yatala industrial precinct.

Yamanto Trade Gateway is SKF Development’s largest industrial development to date following completion of several commercial and industrial projects, with a growing reputation for delivering quality residential communities including ForestBrook Collingwood Park, The Ridge at Carvers, Ashgrove Sanctuary and Sceniq Bilambil Heights, with a $430m pipeline of ongoing development currently underway.

SKF Development Manager Calum Buchanan said he was excited to be launching Yamanto Trade Gateway to the market.
