Retirement Projects Break Ground in Brisbane, Construction Commences at Zetland Parkside and Waterloo Co-Living Wins DA Approval
The Living Company continues to expand its diversified living platform with major milestones across its retirement living and co-living portfolios, reinforcing its commitment to delivering housing solutions that respond to Australia’s evolving demographic and housing needs.
In Brisbane, work is now underway on new stages of leading retirement community operator Aveo’s Parkside Carindale and Robertson Park master-planned communities, representing a combined $150 million investment in a new generation of seniors living across the city’s southside.
At the same time, The Living Company has secured development approval for its latest co-living community in Waterloo, Sydney, which will deliver 283 self-contained studio apartments accommodating up to 333 residents in one of Australia’s fastest-growing urban renewal precincts. Nearby in Zetland, construction has also commenced on Zetland Parkside, with the build-to-rent community scheduled to open in January 2029.
Combined, the projects demonstrate The Living Company’s continued evolution as Australia’s largest owner and operator across purpose-built student accommodation, build-to-rent, co-living and seniors living, with a growing pipeline of professionally managed communities designed to support Australians at every life stage.

The retirement living developments mark the next phase of growth for Aveo’s established Parkside Carindale and Robertson Park communities.
At Parkside Carindale, Stage 4 will deliver an additional 94 independent living apartments, shared community spaces and secure parking across nine levels. Once complete, the community will comprise 402 independent living apartments for older Australians seeking high-quality, accessible homes close to family, services and amenities.
At Robertson Park, Stage 3 will add 38 one-, two- and three-bedroom independent living apartments across four levels, further strengthening retirement living options in Brisbane’s southeast.

Meanwhile in Sydney, The Living Company’s newly approved Waterloo co-living development will provide a professionally managed housing solution tailored to a growing population seeking flexible, community-oriented living in well-connected urban locations.
The seven-storey, all-electric development at 224–234 Young Street will feature extensive communal amenities, retail activation and publicly accessible open space, alongside a strong sustainability focus including rooftop solar, rainwater reuse, native landscaping and a targeted 4 Star Green Star Buildings rating.
Designed in partnership with Aboriginal-owned design practice Yerrabingin, the project incorporates a comprehensive Connecting with Country framework, acknowledging the Gadigal and Bidjigal Traditional Custodians through landscape design, public art and native planting strategies.
Construction is currently underway at both Parkside Carindale and Robertson Park, while construction of the Waterloo co-living community is expected to commence in 2027, with residents anticipated to move in from 2029.
