Mirvac has broken ground on Darling Bullsbrook, its newest Western Australian masterplanned community in South Bullsbrook, with a sod turning ceremony marking the start of construction on the $412 million project, which has already sold out its first stage due to strong demand.
Minister for Planning and Lands, Housing and Works, the Hon. John Carey, joined Mirvac to turn the first sod, formally launching construction of the 84-hectare community in South Bullsbrook, which will deliver approximately 1,200 new homes and contribute to housing supply in Perth’s north-east corridor.
Mirvac’s General Manager Residential Development WA, Elysa Anderson, said the start of construction reflects Mirvac’s continued focus on delivering carefully planned and curated communities aligned with the State Government’s growth objectives.
“This marks an important milestone as we break ground on Darling Bullsbrook – a community that reflects our commitment to quality, liveability and thoughtful planning. Bullsbrook is one of Perth’s emerging growth areas, presenting a valuable opportunity to unlock new housing supply in a location that remains accessible to first home buyers, young families and upgraders seeking value and convenient access to nearby amenities, including shops and planned new schools. This has already been reflected in the strong demand for our first land release,” Ms Anderson said.
Mr Carey said the Government was committed to working with industry, including developers such as Mirvac, to unlock land for new housing and deliver well-planned communities.
“It’s fantastic to see groundbreaking on a new community that will provide more housing choice for families and first home buyers,” he said.
“Our Government is already partnering with Mirvac to deliver the first precinct in a new master-planned community in Karnup, and this development further demonstrates the confidence industry has in Western Australia.”
Darling Bullsbrook will include a proposed café, three landscaped parks, walking trails and connected streetscapes which promote walkable communities and green corridors, helping create a more active community environment. The Swan Valley region, extending from Guildford to Bullsbrook, is a long-established agricultural and tourism area. With increasing visitor numbers and sustained population growth, the City of Swan is forecast to expand from approximately 179,000 residents in 2024 to nearly 300,000 by 2050.
Mirvac’s Development Director WA, David Parsons, said the project integrates sustainability, environmental management and local identity into its planning.
“Located just 45 minutes from Perth’s CBD, Darling Bullsbrook presents an opportunity to align community design with the site’s environmental and heritage features. Our approach prioritises the protection of Nambad Brook and developing a greening guideline for both private and public spaces, positioning the project as an industry leading example in creating a greener, more liveable community,” Mr Parsons said.
“Lessons from our successful Henley Brook community show that delivering open space early – such as parks, playgrounds and community gathering places – helps establish a strong sense of place. We’ve also consulted with local Indigenous groups to ensure heritage is thoughtfully woven into the design of public and open spaces, creating places where people can connect and spend time outdoors.”
Nambad Brook runs through the centre of the site and will form a key landscape feature. Existing vegetation will be retained where possible, and planned restoration works will support environmental outcomes while providing new green spaces and recreation opportunities for residents.
Darling Bullsbrook is adjacent to the Kingsford Town Centre, which includes a modern Woolworths supermarket, food and beverage retailers, health services and specialty stores. A proposed primary school and sports fields are planned nearby. Walking and cycling paths will connect Darling Bullsbrook with Kingsford Town Centre and surrounding infrastructure.
