Coronation Property has secured approval for early works at its landmark Build-to-Rent (BTR) development in Waterloo under the State Significant Development Application pathway, marking a major milestone for one of Sydney’s largest rental communities.

Following approval, Coronation will commence piling and excavation works, marking a significant step forward in accelerating the delivery of large-scale rental housing in Sydney.

Located just 1.5 kilometres from the CBD and moments from the Waterloo Metro, the 2.1-hectare site will deliver approximately more than 800 purpose-built rental homes as part of a vibrant, mixed-use precinct designed for long-term living.

Approval of the main works is anticipated in mid-June 2026, with construction to progress in stages. First residents are targeted to move in by 2028, with final completion expected in 2029.

In addition to increasing housing supply, the project incorporates a mix of market and affordable housing, alongside shared spaces and programming designed to support connection, wellbeing and a sense of belonging among residents.

Once complete, the development will comprise up to 12 buildings, ranging from medium to high-rise, within a connected urban precinct that brings together residential, retail and communal spaces.

Designed by SJB and Bates Smart, in collaboration with Curious Practice and Chen Chow Little, the precinct has been shaped to balance consistency and variation across the built form, while responding to its surrounding context.

Residents will have access to a range of shared amenities, including wellness spaces with sauna, steam room and plunge pools, two swimming pools (including a rooftop pool), cinemas, resident lounges, co-working areas and communal spaces designed to support both connection and day-to-day convenience.
