Two Tenants Sign Up in Mackay Office Building


Two tenants have signed up to occupy fully-fitted out spec suites in a premium commercial office building in Mackay’s CBD following a campaign that generated strong tenant demand.

Rabobank Australia Limited and RP Infrastructure (RPI) will both have offices in a three-level building at 45 Victoria Street after leasing space in deals negotiated by Knight Frank agent Jessica Coleman.

Rabobank is a part of the international Rabobank Group, the world’s leading specialist in food and agribusiness banking.

RP Infrastructure is an independent Australian property and infrastructure consultancy delivering client-side services across the full project lifecycle.

Rabobank has signed a long-term lease for 207sq m on level three of the building, while RP Infrastructure has signed a three-year lease with options for 67sq m on level two of the building.

The building, which is positioned on a high-profile corner site opposite the Mackay Court House, is owned by DeMartini Fletcher.

Ms Coleman said both tenants had wanted to upgrade to modern, secure and well-equipped tenancies away from street level, which 45 Victoria Street provided.

“The professional, fully fitted out spec suites in the building were also appealing as no building work was required to be undertaken by the tenants beyond some additional internal security measures specific to their tenancy,” she said.

“Rabobank had been looking to refurbish their existing tenancy, but after inspecting this suite, and doing their research, decided it was more financially viable to move.

“RP Infrastructure’s new Mackay office provides a larger, well-located space for the firm’s team and reflects its continued growth in North Queensland.”

Ms Coleman said the leasing campaign yielded a high level of quality enquiry from tenants in the professional services industry looking for quality assets with minimal or no building works required.

“Reflecting the strong tenant demand during this campaign, Rabobank were just the second tenant to inspect their suite and RPI secured their suite the same day the outgoing tenant gave notice to the landlord, as we had been actively working with them to secure a suitable tenancy in the weeks prior.”

45 Victoria Street is an A-Grade three-storey building in Mackay’s CBD with upgraded internal services, male and female amenity on each level, an undercover staff lunch area, air conditioning and fibre NBN connection.

Each tenancy has offers light filled interiors with floor to ceiling windows, a kitchenette and mix of private offices and open plan work areas and come fully furnished.
