Florian Rise Launches in Rochedale

Florian Rise is the first apartment development to officially launch in Rochedale, with Pask unveiling Stage One of the masterplanned apartment community to one of Brisbane’s most established family suburbs.

Located at 41 Skyview Avenue, Rochedale, Florian Rise introduces an entirely new residential living offering, marking the official release of Stage One, comprising 62 apartments across two buildings, with construction to be delivered by appointed builder RCQ Construction.

Stage One of Florian Rise comprises Aster Apartments, offering 24 residences across three levels, and Banksia Apartments, with 38 residences across five levels, priced from $937,000, with completion anticipated in December 2027.

Pask’s Florian Rise, in collaboration with leading architects Ellivo, is a masterplanned community of 188 apartments across five buildings, set within a landscaped environment with expansive amenities on a 14,800 sqm site.

The apartment collection includes two-bedroom, two-bedroom plus multi-purpose room, three-bedroom and four-bedroom residences, with layouts carefully planned to maximise natural light, cross-ventilation and indoor-outdoor flow.

Two-bedroom apartments range from 87sqm to 107sqm, while two-bedroom plus multi-purpose room residences range from 113sqm to 121sqm and the three-bedroom apartments range from approximately 114sqm to 122sqm , complemented by generous balconies ranging from 17sqm to 28sqm, reinforcing Florian Rise’s focus on spacious, liveable homes with genuine outdoor connection.

Luxury apartment marketing specialist TOTAL Property Group is presenting Florian Rise to the market, with Managing Director Adrian Parsons saying the project fills a clear gap in Rochedale’s housing offering.

“Florian Rise addresses Rochedale’s housing shortage by introducing the suburb’s first apartment development, offering a more affordable and low-maintenance lifestyle option for buyers.

“Designed to provide a level of amenity that is reflective of a modern lifestyle, affording residents wellness and recreation opportunities not afforded in a typical residential setting.

“We’re seeing strong interest from owner-occupiers who want to stay connected to the area they know and love but are ready for a lower-maintenance lifestyle supported by extensive amenities.

“Florian Rise offers a rare opportunity to secure a well-designed apartment for first home buyers, downsizers, and local residents looking to right-size within a masterplanned community, with amenities and landscaped spaces that rival much larger lifestyle precincts in other Southeast Queensland areas,” Mr Parsons said.

Beyond the residences, Florian Rise offers wellness-led amenities, including approximately one acre of lush landscaped gardens and shared amenities within the Garden Club, comprising walking paths, an expansive multi-purpose lawn, a resort-style 20-metre pool, lounges, spa and sauna, a gymnasium, BBQ, and sheltered outdoor pavilions for entertaining.

A dedicated community clubhouse is located on the ground level of the Banksia building, featuring generous 285sqm internal spaces and an additional 32 sqm outdoor terrace. The clubhouse includes lounge areas and flexible meeting rooms designed to support residents who work from home, socialise or simply enjoy time away from their private apartments.

Florian Rise has been brought to market by leading Australian family-owned and diversified developer Pask, whose over 50-year track record across Queensland and Victoria is defined by innovative design and the creation of enduring, community-focused residential neighbourhoods.

Pask  Development Director John Curtis said Florian Rise resides within and builds on the success of PASK’s  Arise community while introducing a new release of Pask’s Residences collection in Queensland, which will appeal to the astute and design conscious buyer attracted to the convenience of low maintenance living whilst preserving many of the comforts and security of their own home.

“Florian Rise is the natural progression of our long-term vision for Rochedale, delivering homes that respond to how people want to live today and into the future,” Mr Curtis said.

“This project reflects Pask’s over 50 year legacy of creating places for generations, with a strong emphasis on thoughtful design, community connection and enduring quality,” Mr Curtis said.

“By introducing apartments into this established suburb, we’re offering residents the ability to downsize, right-size or simply live differently, without leaving their local community.”

Florian Rise is ideally positioned just 20 minutes from the Brisbane CBD, with easy access to the M1, and the Inner South Busway, providing seamless connectivity to both Brisbane and the Gold Coast. The development is located just 300 metres from Rochedale Village Shopping Centre and is within close proximity to a range of nearby private and state schools.
