Investor Demand for high-quality commercial investments has carried into the new year, as Stonebridge Property Group launches its February National Portfolio Campaign, led by a new and second tranche of 99 Bikes leased investments.
The February campaign brings a diverse mix of long-term leased offerings nationally across 25 offerings. The portfolio spans retail, childcare, fuel, medical and fast food, positioned within established metropolitan precincts and key growth corridors.
Following the strong response to Stonebridge’s most recent 99 Bikes Portfolio, the group has been appointed to bring a further eight 99 Bikes assets to market across Queensland, Victoria, New South Wales and Western Australia as part of the February Campaign. The appointment follows the successful sale of ten 99 Bikes assets during the October 25’ campaign, which achieved a 100% auction clearance rate amid strong national buyer participation.
Childcare also forms a significant component of the February portfolio, with 10 freehold investments offered, including four centres leased to Goodstart Early Learning, alongside a recently constructed, premium centre leased to Guardian in Brisbane. Together offering scale, covenant strength and long -term lease certainty in a sector where tenant quality remains a primary driver of buyer demand.
Leading the fuel & convenience offerings is a landmark Pacific Highway Ampol investment. 100% backed by the ASX listed giant, the site occupies a significant 20,110 sqm landholding and provides a 15 year net lease through to 2038 + options, with the recovery of all outgoings including land tax.
Commenting on the launch, Stonebridge Partner, Tom Moreland said “We are witnessing increased activity from private investors for assets backed by strong tenant covenants in strategic locations, and our February Portfolio offers exactly that. Freestanding retail and childcare continue to grow in popularity, evidenced by a highly transaction 2025, particularly across Q3 and Q4.”
The February National Portfolio Campaign follows a significant year for Stonebridge, with the group transacting $2.5 billion across more than 290 property sales throughout 2025.
The National Portfolio auction will be held on Wednesday, 19 February at 10.30am (AEDT) at Sydney’s Capella Hotel and will be live streamed to interstate bidding rooms and internationally.
