New 335-Home Lakefront Community Approved

GemLife has received the green light for a new 335-home over-50s lifestyle resort set alongside significant riverfront environmental reserve and a lake in the bayside town of Beachmere in South East Queensland.

Moreton Bay Regional Council approved the nature-inspired $295 million GemLife Beachmere Waters, on Gillian Street, with residential construction anticipated to get underway in mid-2026.

The 62.6-hectare site will feature $15.5 million of resort-style amenities, with a massive 52.1-hectares of wetlands, adjoining the Caboolture River, to be revegetated and handed to Council.

An existing 1.1-hectare artificial lake, with a tidal connection to the river, will also be preserved and embellished, providing a picturesque focal point for the new community.

GemLife Managing Director and Group CEO Adrian Puljich said GemLife Beachmere Waters would epitomise peaceful resort living and was anticipated to appeal to nature lovers.

“This community has been sensitively designed to harmonise with its natural surrounds, which provide a beautiful backdrop for the homes,” he said.

“We’re committed to protecting and rehabilitating its surrounding environmental reserve and waterways, and believe GemLife Beachmere Waters will strike a chord with eco-sensitive over 50s who share that same purpose.”

More than $2.5 million will also be invested into improving local road infrastructure, including new turning lanes and widening of a portion of Beachmere Road.

Palm-lined streets will welcome residents home and landscaped links will connect residential hubs, with a network of walking and cycling trails weaving throughout the surrounding reserve.

The Country Club will overlook the lake and Caboolture River, and feature natural materials that blend with the landscape. The extensive onsite wellness and community amenities will include a pool, cinema, hall, bar and cafe, salon, golf simulator, lawn bowls, art room, and dance floor.

Homes at GemLife Beachmere Waters will feature a low maintenance two bedroom plus multipurpose room design, which maximises sought-after north-facing aspects and the lake frontage.

“The homes embrace the sub-tropical climate and unique location that makes Moreton Bay such a highly sought-after place to live, with open-plan, indoor-outdoor living connecting to generous outdoor spaces,” said Mr Puljich.

GemLife Beachmere Waters is the developer’s fourth land lease community in Moreton Bay, joining GemLife Elimbah, which launched mid-2025, GemLife Moreton Bay and GemLife Bribie Island, taking the number of homes being delivered in the area to more than 1,685.

Mr Puljich said, as one of Australia’s fastest growing regions, demand for homes in Moreton Bay was extremely strong.

“We see significant opportunity in Moreton Bay, with continued demand driven by the 210,000 additional residents anticipated to call this region home over the next two decades,” he said.

“It ticks all the boxes for over 50s, with its stunning natural beauty, access to established amenities, and proximity to Brisbane and the Sunshine Coast. Yet, many suburbs – like Beachmere – remain somewhat of a hidden gem, with a relaxed seaside lifestyle on offer.”

As a land lease community, homeowners at GemLife Beachmere Waters will buy their home and rent the land, with a weekly site fee covering maintenance, management and the extensive onsite amenities. No other fees are associated with the purchase or sale of the homes.
