Development Approval secured for $300m prime mixed-use site

Diversified national property developer Goldfields has secured development approval for 88 Robertson St — a $300m 16 storey, 17,000 sqm mixed-use development in the James St precinct, adding a second A-Grade commercial office building to its portfolio and confirming its confidence in Brisbane’s fringe as the best performing submarket nationwide.

Goldfields’ Chief Executive Officer, Lachlan Thompson, said 88 Robertson will soon be Brisbane’s most desirable commercial office building outside the CBD.

“We will redefine office placemaking within Brisbane through the delivery of a holistic health and wellbeing-focussed workplace that offers the exclusive features of a premier hospitality and retail precinct within a stylish biophilic building envelope,” said Thompson.

“88 Robertson will provide a new home outside the CBD for Brisbane’s creative industries and forward-thinking professional services — a place designed for ideas, collaboration and culture, where work meets lifestyle. It will genuinely set a new benchmark for the Brisbane metro office market.”

Designed by award winning Cox Architecture, 88 Robertson is the second mixed-use commercial office project between the two companies following the successful revitalisation of the northern end of Melbourne’s Chapel Street with Goldfields House.

Cox Architecture Director, Brendan Gaffney, said their aim was to design a next-generation high-performing workplace and lifestyle hub that encourages community and connection by drawing material inspiration from the surrounding precinct.

“The architectural and interior expression for 88 Robertson embeds local artistry and embraces Brisbane’s subtropical landscape, coastal light, and relaxed sophistication,” he said. “88 Robertson is designed to be both high-performing and highly desirable, achieving genuine connection to its surrounds through a unified material palette that provides a sense of comfort, warmth and tactility, with finishes that are both timeless and effortlessly enduring.”

Project partners also include renowned landscape architect Arcadia and town planner PPA, while Aegis has been appointed lead agent.

Arcadia Principal, Nathan Clausen, said 88 Robertson’s strong biophilic design would seamlessly bring the outdoors in.

“88 Robertson’s landscape design integrates vertical greenery and cascading planters along the podium and tower facades, reducing the heat island effect while strengthening the connection to nature,” he said. “Elevated gardens at various levels promote biodiversity and provide tranquil spaces for occupants, complemented by lush, landscaped streetscapes and uninterrupted views of Mt Coot-tha — creating a workplace where people, nature and wellbeing come together.”

88 Robertson will combine 17,000sqm of boutique commercial office space and premium end-of-trip facilities, two levels of wellness tenants and intimate winter rooms.

Building on the success of Goldfields’ first hospitality venue, Beverly Rooftop at Goldfields House, 88 Robertson will house an exciting, first of its kind rooftop restaurant and event space with an operable façade for year-round city-view dining. Retail offerings integrated into the ground plane and a café-focused laneway will connect seamlessly into one of Brisbane’s most vibrant retail and lifestyle precincts.

Situated in the heart of the world-famous James St lifestyle precinct, a four-minute walk from the iconic Howard Smith Wharves precinct and connected to major transport hubs, 88 Robertson combines exceptional connectivity with a sense of calm and tranquillity.

The PCA A-Grade building will be built to a 5-star Green Star and 5.5-star NABERS energy rating and will include EV charging stations making it an amenable and sustainable workplace.

Goldfields will establish its Queensland headquarters at 88 Robertson, which has already attracted strong interest from prospective tenants eager to capitalise on early commitment opportunities and favourable market conditions. As the only A-Grade commercial office building coming to inner-Brisbane before 2028, 88 Robertson is perfectly positioned to meet surging demand in an undersupplied market, with tightening vacancy, rising rents, and weekly attendance up from 78% to 88% (Source: PCA).

Construction is scheduled to commence in mid-2026 with practical completion forecast for mid-2028.
