Premium retail space fronting Ann Street in CBD attracts strong investor interest
A growing Asian restaurant group has acquired two premium ground-floor retail strata lots in Brisbane’s CBD for $2,450,000, marking their fourth location in SEQ.
Located on the ground level of the award-winning Spire Residences, the transaction achieved a strong sale rate of $11,395/sqm.
Facilitated by Colliers experts Tony Wang and Shaun Seeto, the 215sqm retail space is located at lots 2 and 3 of 550 Queen Street, Brisbane City was sold on behalf of a private Asia-Pacific commercial cooking education operator who had been occupying the space.
Colliers Asia Markets Director Tony Wang said the purchaser was attracted to the offering’s existing commercial kitchen, restaurant and bar fit-out, as well as the prime Ann Street exposure.
“We launched a targeted 5-week campaign, that generated strong interest from a diverse pool of owner-occupiers and value-add investors across local, interstate, and offshore markets,” Tony Wang said.
“The property generated significant interest with over 50 enquiries, 17 inspections, and 6 written offers at campaign close.
“Ultimately, it was a Brisbane restaurant group who purchased the sites in line with their plans to open their fourth offering in a prominent location with high foot traffic.”
Colliers Investment Services Manager Shaun Seeto said the transaction highlights the continued strength of demand from owner-occupiers in Brisbane’s strata markets.
“This was an excellent opportunity to secure a high-profile site along the prominent Ann Street frontage of a 40-storey residential tower,” Shaun Seeto said.
“The deal reinforces the resilience of Brisbane’s strata market, with owner-occupiers now accounting for more than 90 per cent of CBD strata transactions.
“We expect this momentum to carry well into 2026, supported by rising rental rates, low vacancy, and a stable interest rate environment.”
This transaction marks the second time Colliers has successfully sold all three ground-floor retail lots within Spire Residences since completion of the development, reaffirming Colliers’ ongoing leadership in Brisbane’s premium CBD strata market.
